BrendanKing(02:17): Check out the article becausethere's a whole bunch of things going on. All 10 listed in the article, anddefinitely John Legend would be one of the top ones. I saw him live at Rock inRio. Remember Rock in Rio?

JackPalermo (02:30): Back in the day.

BrendanKing(02:31): It came for three days andnever came back.

David  (02:34): It was one year, right?

BrendanKing(02:35): It was really good, yeah. Itwas a great lineup. John was awesome with the three songs he sang. And then Ithink we saw Ed Sheeran and Bruno Mars.

JackPalermo (02:48): Oh Bruno. We'll talk about himlater.

BrendanKing(02:51): AGT 2022. If you don't knowwhat AGT is, it's America's Got Talent. Howie Mandel nearly threw up due to ourbuddy Auzzy Blood who David Gomez knows due to the show R.U.N That Cirque hadopened.

David  (03:09): Yeah, I worked with Auzzyopening that Cirque du Soleil show. It didn't last very long, but it wasdefinitely an interesting show. I invited everyone only a couple of you guyscame from the team. Brendan came.

BrendanKing(03:09): I was there.

JackPalermo (03:21): I was busy.

Speaker4 (03:22): But this guy is, I mean thecoolest guy in the whole entire world, but literally what he can do is insane.

JackPalermo (03:31): Didn't you shove the sword downhis throat.

Speaker4 (03:33): I actually did, so when HowieMandel said he almost threw up, I totally understand what he's talking about.It is the craziest thing, but during rehearsals, yeah, he made me put that...It was quite interesting.Here's my prediction, this guy's going to win becauseI know all the things he can do.

BrendanKing(03:50): I can't take a bite out of alarge burger.

JackPalermo (03:51): No. Speaking of them, we'lltalk about those later.

BrendanKing(03:55): But yeah. So sword swallowing,he can hang things from his skin, this guy can do all sorts of things. He wasin Vegas and living here for a bit. Now on America's Got Talent and stillliving here.

JackPalermo (04:08): He lives here, yep.

BrendanKing(04:09): But yeah, Howie Mandel... Checkthat out on America's Got Talent. Supposedly it's pretty funny. He is insanelyafraid of germs and he's shoving a sword down this guy's throat.

SoTravis Scott of the famous Travis Scott concert, where unfortunately he had afiasco on his last one. He is back at the Utopia Experience as a Las Vegas resident.

JackPalermo (04:34): Resorts World, Zouk Nightclub.

BrendanKing(04:36): Yeah, so Resorts World has thisnew Utopia Experience thing that... They found something else today, whichwe're not talking about but...

JackPalermo (04:44): What did I see?

BrendanKing(04:46): Chaos or something like that?We'll talk about it next week, but anyway, Travis Scott will launch his newRoad to Utopia Experience.

Thenightclub residency will be starting on September 17th at Resorts World, andit's going to be immersive. I think that's the new term, immersive. Everybody'simmersive.

JackPalermo (05:07): I don't know how immersive Iwould want to be at a Travis Scott concert after what happened last time, butokay.

BrendanKing(05:15): Was the last one consideredimmersive?

JackPalermo (05:17): I would mean it seemed that'sway.

BrendanKing(05:19): It's horrible, people literallydied. So let's just move on from that.On another note-

JackPalermo (05:24): Gaga's back.

BrendanKing(05:25): Gaga is back. So Gaga popproduction to return in 2023.

JackPalermo (05:30): Yeah. So she'll do her pop showat the Dolby Theater at Park MGM and also do her jazz little deal that she doesall the time, which was-

BrendanKing(05:41): Diddy, maybe.

JackPalermo (05:42): Little diddy.

BrendanKing(05:43): Little diddy, little jazzdiddy. And if you've seen, I know I watched it with my family, the one with herand Tony Bennett, it's good, it's classic.She's a talented girl and both popside and jazz side, I think she's got a lot to bring. So yeah, she's bringingboth back in 2023 to oh, look at her looking all jazzed up.On the sports sideof things, Raiders preseason opener, they are playing the Jacksonville Jaguarsat the Hall of Fame in Canton, Ohio.

JackPalermo (06:17): Yes, the Hall of Fame game.What'scool about this is their coach, Josh McDaniels, he actually played high schoolfootball on this field, and he was coached by his father. So it's kind cool.

BrendanKing(06:30): That's nuts. I saw him in aninterview today, he was kind of emotional about it and super excited at thesame time. That's kind of a nice little full circle moment. You go back to thefield you played on in high school.I don't know that I'd want to go back to thefield that I played on in high school. We had a cinder track that was the worstone in our conference. I stay away. Like I said, if it was the NFL, it would bea different story.

JackPalermo (06:55): It'd be a different story.

BrendanKing(06:56): I am not a coach in the NFL.

JackPalermo (06:57): No, nor are you a professionalathlete.

BrendanKing(06:59): Yeah, let's move on from this.On another note, non-professional either, but it is professional XFL coming toLas Vegas, Rod Woodson will coach. I grew up in New Jersey, New York area whereDonald Trump had owned like a XFL team.

JackPalermo (07:17): Oh, he did have a team? Andthen Vince McMahon was like the commissioner back then?

BrendanKing(07:20): Yeah, yeah, yeah. It was likechaos, but... XFL is always interesting. It's always coming and going, and itseems to be on another wave back again, but they're given Vegas another try.

JackPalermo (07:31): Yeah. What are the team names,do you think?

BrendanKing(07:34): They're not announcing yet, no.

JackPalermo (07:35): Las Vegas Gamblers, maybe? Isay that for every day.

BrendanKing(07:39): Yeah. Who is going to be theco-owner but Dwayne "The Rock" Johnson. Yes, which in XFL fashion,there is always some sort of celebrity tied to the teams in some way, shape orform.Dwayne "The Rock" Johnson is a co-owner of the team in LasVegas, right?

JackPalermo (07:59): Yep.

BrendanKing(08:00): So yeah. Dwayne, The Rock.Season begins February 18th, 2023, and Woodson said the team nickname andcolors have not been announced, which we know, but Jack is being sourced forthe name.

JackPalermo (08:15): The Gamblers and their colorsare going to be neon.

BrendanKing(08:18): Interesting. Okay. The Dice.

JackPalermo (08:22): I like that, the Las VegasDice. I like that.

BrendanKing(08:25): Yeah, I don't know. So theinaugural Vegas Formula 1 race... Inaugural is hard to say, because they'vebeen here before.

JackPalermo (08:33): Seventies, right?

BrendanKing(08:34): New inaugural, to themodernized version of Formula 1.

JackPalermo (08:39): Oh my God, look at that.

David  (08:40): It's going to be so great, it'sgoing to be so awesome.

BrendanKing(08:40): That rendering is justincredible. They have announced November 16th to the 18th. We've alreadystarted calling people and saying, Hey, like let's book some rooms.

JackPalermo (08:50): Let's get something going.

BrendanKing(08:52): There's only so many locationswhere you can watch this from a balcony, because there's not a lot of balconiesin Vegas, you learn real quick. Look at that. The chicane.

JackPalermo (09:01): I mean, this is going to beawesome.

BrendanKing(09:03): The straightaway, look how longthat straightaway is. They will hit 200 for sure.

JackPalermo (09:06): For sure. Right down the strip,200 miles an hour.

BrendanKing(09:11): November 16th to the 18th willbe when the race is taking place in 2023, and they're scheduled to be here from2023 to 2027.

JackPalermo (09:25): Which will go beyond that,let's be real.

BrendanKing(09:27): Yeah.

JackPalermo (09:27): It's Vegas. And don't forget,they just bought for the Pits and the Paddock are going to be over on Harmon.And-

BrendanKing(09:34): So if I need to go to thePaddock, what do I say?

JackPalermo (09:37): I need box.

BrendanKing(09:40): So yeah, that's going to becool because that'll be a place where we can go and watch the races at six inthe morning when you're in Europe and it's going to be amazing.We're not sureif all the hotels have released their rooms just yet, but you will be able tobook your hotel rooms for November 16th to the 18th, 2023. If you know anythingabout F1, that means if you're there the whole time, you're there for thepractice runs, you're there for the qualifying.And then the actual race, whichis an awesome little trio. A's believe we're still talking about the A's wethought it was done.

JackPalermo (10:16): So maybe the owners and themanagement of the A's don't really want to stay where they're at because nowthey were just from town and meeting the casino magnet, Phil Ruffin who ownsland which is actually the fairgrounds.

BrendanKing(10:33): Which is where I watched JohnLegend and all those people that was actually on the fairgrounds.

JackPalermo (10:38): Right. But that'd be a greatspace.

BrendanKing(10:40): And that space has just beensitting there, it's been sitting there for years.

JackPalermo (10:43): They use it, what would yousay, probably maybe a dozen times a year, if that?

BrendanKing(10:46): If that. And it's right onSahara and Las Vegas Boulevard across from that hotel that changes names everyyear.

JackPalermo (10:54): SLS, Sahara, there's been awhole bunch of stuff.

BrendanKing(10:57): Yeah. Definitely lookingforward to the possibility again of the A's coming to Vegas. I went to theAviator's game last night and I was thinking, God, it would be so nice to havea pro team here.

JackPalermo (11:13): Do you know what's awesomeabout that stadium though?

BrendanKing(11:15): What's that?

JackPalermo (11:15): It was named the top Triple-Astadium again.

BrendanKing(11:20): So Las Vegas, we had the worstTriple-A stadium as of three years ago.

JackPalermo (11:25): Cashman Field.

BrendanKing(11:26): Cashman Field was literally theworst. We were voted the worst Minor League field in all of America, and nowwe're for the third time, voted the best Triple-A Stadium in America byBallpark Digest. Which I have not picked that up yet.

JackPalermo (11:44): You're not a subscriber?

BrendanKing(11:46): No, I'm not. I like baseball,but I don't have Ballpark Digest.

JackPalermo (11:53): The one that I forgot to order.

BrendanKing(11:53): But I did go to the game lastnight. It's so nice. The food is so good, right behind my seats, we have theChicago Dog.Not, and they're not my seats, they're your seats too. JackPalermo (12:47): So don't forget. The regularseason home opener is October 13th against the Chicago Blackhawks.

BrendanKing(12:54): This guy.

JackPalermo (12:55): Anyway, they're really bad. Soanyway, the Knights should win. Anyway, but yeah, they start training camp.Don't forget, you can always go watch them at training camp at City National inSummerland and watch a practice.

BrendanKing(13:05): It's this double rink set upwith a bar and restaurant in the middle.

JackPalermo (13:11): They have really good cheesecurds.

BrendanKing(13:12): Oh, do they?

JackPalermo (13:12): Yeah, they do.

BrendanKing(13:13): Well, this is a Midwestern bar.So that makes sense. And you're from Chicago, my wife's from Wisconsin. I didn'tknow what a cheese curd was until I met my wife.

JackPalermo (13:21): Aren't they the best thingsever?

BrendanKing(13:23): They're pretty good, yeah. Andpoutine. If you've ever been to Canada, poutine.

JackPalermo (13:29): Poutine, all day.

BrendanKing(13:29): It's on the same level. Butyeah, definitely check out practices there, the stadium is beautiful or Ishould say the practice arena is beautiful.Stadium is too, but if you want tosee a game and you haven't seen one, I recommend you absolutely see the Knightsat home. Especially versus somebody like the Blackhawks where they will justdestroy them.

JackPalermo (13:51): 100% agree. Anyway, moving on.Staying in Golden Knights news, William Carlson got married to the Bachelorspinoff star. Emily Ferguson here at Resorts World. Here's a couple otherwedding pick. Thought that was kind of nice to share, check them out.

BrendanKing(14:07): Yeah. Carlson and his wife,congratulations. I didn't get the invite was expecting.

JackPalermo (14:14): Lost in the mail.

BrendanKing(14:17): So I was surprised to seewedding was taking place, but I'm over it now. But congrats to William Carlsonfor sure, and his wife, Emily Ferguson.Super Bowl week in Las Vegas. We're 18months away.

JackPalermo (14:32): Yeah. Never too soon.

BrendanKing(14:34): 18 months away! So not thisSuper Bowl, but the next Super Bowl, it will be here in Vegas and they'realready starting to plan stuff. The LVIII.

JackPalermo (14:42): Yes. What number is that?

BrendanKing(14:44): LVIII.

JackPalermo (14:46): Thank you very much.

BrendanKing(14:46): 50... 58.

JackPalermo (14:48): Yeah, I think you're right.Yeah, it's 58. LVIII, I like that though. That's good.

BrendanKing(14:53): So Super Bowl LVIII, 18 monthsfrom now, they're expected to generate $500 million in economic impact to thecity, which is crazy. That includes that $3 million legacy grant program thatthey will be giving to the Super Bowl, not sure what that means, but it getsunderway on Monday before the game. So they have an entire week.

JackPalermo (15:22): Super Bowl week, it's a week.Monday starts with Media Day where 6,000 members of the media gets their firstchance to put a microphone in front of players and coaches faces.

David  (15:31): The questions they ask arehilarious, too.

JackPalermo (15:32): They're hilarious. They havekids from different night shows, asking the questions, it's kind of crazy.Always a lot of fun. Then they have the Welcoming Party on Tuesday. They'realways going to do the NFL Award Show, Honors Awards is usually that week aswell. And then you're going to have the NFL Network, ESPN, you're going to havepeople from all over the world that cover the Super Bowl, having the spots andstuff like that.

BrendanKing(15:56): Friday is the NFL Owner'sParty, which is an invitation only.

JackPalermo (15:59): Maybe we'll get an invitationin that one since we didn't get one to William Carlson's wedding.

BrendanKing(16:03): Oh, you didn't get theinvitation.

JackPalermo (16:05): Not yet, no.

BrendanKing(16:07): Moving on. Saturday night isessentially an open night with the main highlight being parties up and down thestrip, of course. It's Las Vegas, there'll be plenty of parties to be had.

JackPalermo (16:17): They'll be hosted by companies,they'll be hosted by celebrities, hosted by professional athletes, it should bepretty wild.

BrendanKing(16:22): You'll be Nike hosting a party,Shaquille O'Neal, and then of course it's Sunday, which is the Super Bowl. Ofcourse the highlight is the game, I would hope.That's the whole point of theentire week. On a typical Raiders game day, over 20,000 fans are estimated towalk across Hacienda Avenue alone.

JackPalermo (16:40): Yeah, that's on a regular gameday, so who knows for the Super Bowl.

BrendanKing(16:43): It's going to be crazy.Honestly, I know we're 18 months away, but we're going to remind you probablyevery month.

JackPalermo (16:49): You know who would be anawesome halftime performer?

BrendanKing(16:52): Who's that?

JackPalermo (16:53): Wayne Newton. It is in LasVegas.

BrendanKing(16:56): Are you kidding me?

JackPalermo (16:57): Wayne Newton.

BrendanKing(16:58): You've said a lot of greatthings in your life, but that was probably the worst.

JackPalermo (17:02): It's the worst.

BrendanKing(17:03): As much as I love Wayne.

JackPalermo (17:06): Love you, Wayne.

BrendanKing(17:07): Love you, Wayne. But DankeSchoen is not the song for the Super Bowl.

JackPalermo (17:11): What if they had like MatthewBroderick from Ferris Bueller, get up there and do it? That would be prettycool.

BrendanKing(17:15): It would be nostalgic.

JackPalermo (17:16): Yeah, it'd be great.

BrendanKing(17:16): Let's just leave it at that.

JackPalermo (22:35): It was awesome. I mean, wecould've stayed there all night long and been happy, but we decided to gosomewhere else. Anyway, but it was awesome.

Honestly, Toca Madera is an interesting experience, you definitelyhave to check it out when they're here.If it's anything like the one inScottsdale, it's going to be a great, great experience.

SoCCSD families prepare for an early start time due to bus driver shortage. Soschool starting is already early, in my opinion, nowadays. Some kids are goingto have to go even earlier, and there's a shortage of bus drivers andunfortunately some kids will start as early as 7:00 AM and then some will evenstart at 6:00 AM.That means this bus driver will have to get up around 4:30 or5:00 AM to start driving. That's like newscasters in New York City commuting totheir shows.

David  (33:27): But it's weird when you seesome schools let out at 1:00 and the kids are going home at 1:00, you see thatas you're leaving and it's...

BrendanKing(33:34): Yeah, and parents aren't homeyet. So it's funny, I don't know, maybe I'm wrong and tell me what time youguys used to go to school. But I think I went to school at 8:45.

JackPalermo (33:44): I think we started at like8:30.

BrendanKing(33:47): 8:45 to 3:00 PM was mine, andthen high school I think was 7:30 to 2:30, if I remember correctly. I think I'mpretty on it on this one. I just feel like they get to school earlier andearlier every year.

JackPalermo (34:02): Earlier in the year too, ifyou're like... I remember going back at the end of August, like Labor Day.

BrendanKing(34:08): Oh no, we went back second weekof September in New Jersey.

JackPalermo (34:11): Yeah, so that's crazy.

BrendanKing(34:12): Yeah. So Vegas, the west coastgoes back one month to three weeks earlier than the east coast just because ofour heat. It's like, what are you going to do? Just go back to school it's toohot. So Strips Hawaiian Marketplace may be demolished soon. I don't know thateither of us have ever been there. The Polo Towers has a Hawaiian Marketplacethat I can tell you, I've never been to.

JackPalermo (34:38): Me neither.

BrendanKing(34:39): So that may be why thatconstruction is imminent. They will be demolishing the structures by August15th. 80,000 square feet and sits on 2.35 acre plot as a part of $172 millionpurchase.

JackPalermo (34:57): I never even knew this existed.

BrendanKing(34:59): Nope, I didn't either. So Iguess they're going to have some rebuilding plans that we are not aware of, butthis could be good because it's right in the smack middle of the Strip. 2.35acres.

JackPalermo (35:10): Maybe a baseball stadium.

BrendanKing(35:13): Yeah. It's another possiblepossible. And right up the road, not too far from here, Las Vegas ChinatownPlaza retail center has sold.

JackPalermo (35:25): Yes.

BrendanKing(35:27): I think this may have been theinitial start-

JackPalermo (35:30): The start of Chinatown. Yeah,it was the start of Chinatown. Super cool. I mean you're always driving like,oh look at that.

BrendanKing(35:37): It's changed. In the 10 yearsI've been here, I have to admit that whole area has changed so much. The numberof restaurants that are there now compared to even five years ago, 10 yearsago, it's crazy.

David  (35:49): Just keeps moving west and justtons of new stuff all the time. It's crazy.

BrendanKing(35:54): It does, yeah. And SouthernCalifornia investor, George Lynn acquired Chinatown Plaza for $38 million.

David  (36:00): Wow.

BrendanKing(36:01): So a song. I don't know whatit's cheap, I guess.

JackPalermo (36:05): I guess, yeah. It's like...Yeah.

BrendanKing(36:07): Seven acres for $38 million.

JackPalermo (36:11): That's cheap.

BrendanKing(36:13): Insanely expensive for acres.So of course it also is 92% occupied and rents have gone crazy there. Thenumber makes sense for that reason. I'm kidding a little bit because on a peracre basis, this isn't just land, these are businesses paying very high rents.But he's going to supposedly keep it moving and keep expanding what they havecurrently. I love Chinatown and Koreatown.

JackPalermo (36:39): Yeah. Love the food.

BrendanKing(36:39): The food's amazing. What'sgoing on with the Badlands Golf Course?

JackPalermo (36:45): We've been talking about thisfor a really long time. It was one minute it was settled, the next minute it'snot. So they made some late changes and it killed the deal. It is still sittingthere empty as could be, and that's basically it. It's going to be goingthrough court for a long time.

BrendanKing(37:07): Johann Lowy, who's the CEO ofEHB, which is Executive Home Builders, they built Queens Ridge. He had a homein Queens Ridge, he lived there, they built Queens Ridge Towers. He bought, hebuilt Tivoli Village, he built the center on the corner of Sahara and[inaudible 00:37:25].This guy has a lot of ties to Las Vegas. This particularproject, I just can't imagine it's cheap just sitting on this thing. Thedevelopment opportunities could be massive, look at this. This is right smackdab in the edge of Summerland. However, I know the homeowners are not happyabout it.

JackPalermo (37:46): No. Cause they would... I mean,especially the ones that bought golf course property quote unquote.

BrendanKing(37:52): Talk to your agent and they'lltell you whether or not it's forever because there's a lot of developments intown that are not forever and you should know about that for sure. Yeah, sowe'll see what happens with this, but Badlands, that was such a great golfcourse.

JackPalermo (37:52): It was.

BrendanKing(38:11): It was hard as heck. And if youhit it off, you're in a cliff.

JackPalermo (38:15): You are in trouble.

BrendanKing(38:17): 10, 20 feet down. And with myhandicap being 2...

JackPalermo (38:25): Thousand.

BrendanKing(38:28): I did find myself with my rockclub getting out of there. So anyway, speaking of real estate, that's one insanesituation with real estate. On the other end, the market's cooling fast. We'vebeen following this very, very closely for months and months and months. Yearseven. This is officially the fastest the market has ever cooled down. It waslike a switch like that even faster than back in '08, '09.I don't know, justover 20% of pending sales in Las Vegas area fell through June, the highestcancellation rate in the nation. I was away at a conference with some big, hugeteams the other day up in Park City, and from what they're telling me, Phoenixis at like a 50% price reduction and Washington seeing a massive reduction. Ofcourse, Boise, Idaho, huge. I think we'll be the center of this just becauseyou've got a lot of San Francisco people moving in inland toward the mountainsand Boise captured a lot of that. I think a lot of them are finding they haveto go back to work. They're living in a town that maybe doesn't have an airportthat's as accessible as a place like Las Vegas, maybe. I don't know. I stillhave a strong feeling that we're not going to see insanity in Las Vegas. Ithink our prices have come up quite a bit, along with the rest of the country.I think this is going to be a huge cooling off, and it'll bring us back to ayear over year reality. That's why I keep telling people is year over year, wasthat 26% increase. If we fade, you got to see some reductions to get there. Ithink we'll be at a zero to 5% increase like historical normals. Of courseevery week we do a market update, 16.1 weeks of supply. Look at that guy in thecorner. So 16.1 weeks of supply, the weird thing is the average list pricereceived keeps staying at a hundred. [crosstalk 00:40:51] on market keepsstaying at 17. So things are still selling, you just have to price itcorrectly. You can't go nuts, you can't do silly things, you really can't pricelike March. March, you were pricing above where things were. Now, you've got toprice a little below where things were in March, in my opinion. You just can'tbe ridiculous about your values and things are going to get sold. You've stillgot the equity you gained. With that equity brings the ability to now make adeal on another property whether you're moving up or moving down, you've stillgot that ability. It's not like you're not going to sell your house. If theaverage day's on market is still 17, your house is going to sell just don't begreedy or do a price that's ridiculous. Which we got away with.

JackPalermo (41:41): Yeah we did.

BrendanKing(44:15): We had a buyer unfortunatelyfall out that was contingent on the sale of their property. They're back on themarket at a great price, in my opinion, at $695,000.

JackPalermo (44:25): Absolutely. There's a couplepictures of that. We also have open house this weekend at Oak Bend, Friday from3:00 to 7:00, and Sunday from 11:00 to 2:00.

BrendanKing(44:36): Yeah, for sure. Come check itout in the Mesas. And then of course we have 10223 Aragon Crown Road also inthe Mesas. Great, great house. Check it.

JackPalermo (44:48): The yard's amazing.

BrendanKing(44:49): Yeah. Look at this aerial shoton the top right. So just a huge lot. I had a showing today. She's coming backon Saturday with her husband purely because of this lot. Nobody next door,nobody behind.

JackPalermo (45:02): Got a full side yard, we reallycan't see it there with the trees. Really nice, I will be there. Open housesthis weekend. So we got Friday 3:00 to 7:00. Saturday at 11:00 to 3:00, andI'll be there Sunday 11:00 to 2:00.
