BrendanKing (00:52):We're recording a few days laterthan normal. David and I were out of town.

JackPalermo(00:56):Spring break.

BrendanKing(00:57):Yes, it was spring break. Andcame back to dropped temperatures and high wind speeds here for sure. But it isa lovely Easter Sunday weekend.

JackPalermo(01:09):Yes it is.

BrendanKing(01:09):And Passover weekend, too, forour Jewish friends and family.

JackPalermo(01:13):Yep.

BrendanKing(01:14):So yeah. Happy Easter toeveryone. Happy Passover. Oh my gosh. Yeah. You're bunnies now. So honestly,it's a nice, easy holiday in my opinion, comparatively to other holidays.

JackPalermo(01:28):Yes.

BrendanKing(01:28):All holidays should be easy.

JackPalermo(01:30):They should be.

BrendanKing(01:30):But this is kind of just aneasy, chill, nice, go eat some good food holiday and find some eggs. My kidsare still 14 and 11. They still want to find eggs.

JackPalermo(01:40):I still hide them for my wife.

We were not only out of town last week, but the weekbefore, Jack was also out of town with us and we had the opportunity to visitSpring Bengtzen's office. Spring Bengtzen's a part of Real as well over inUtah. For some reason in that photo, my face looks like it's going to explode,but we did go see Utah Life Real Estate Group over at Real in Farmington, Utah.They're also in other parts of Salt Lake City area as well. Awesome, awesomeawesome-

JackPalermo(02:44):It was great.

BrendanKing(02:45):... office.

JackPalermo(02:45):The trip was amazing. We learneda lot and the office is gorgeous.

BrendanKing(02:49):Yeah. The office is gorgeous.It's a brand new refurbished or rehabbed bank.

JackPalermo(02:54):Yeah.

BrendanKing(02:54):Yeah. And we've got the chanceto hang out with Spring and Justin their team and learn some little tidbitsthat we could take back for our business. And got to sit down for about 15minutes with Spring and just discuss some little things about growing her teamand her business over the years, and some things she's done and how we can givesome advice to other agents out there doing the same. So, we've got somethinggoing on behind our head.

JackPalermo(03:22):Well, why don't you check thatout? That's our new logo in the office.

BrendanKing(03:26):So while we were gone, LarsBorkland from over at Predator Signs, who we've actually ... All of Amy's signsare from Lars. He's got the best customer service, great prices, and honestly,is so easy to work with. This guy is super responsive and does an amazing job.Like, he cares. He sent me like 15 photos. Higher? Lower? Here? Where?

JackPalermo(03:48):I'm telling you when I walkedin, when I got back here and I walked in, I was like, "Whoa." I wasblown away.

BrendanKing(03:53):Yeah. It looks superimposedright now on the screen for sure. But yeah. Thank you, Lars, over at PredatorSigns. BrendanKing(04:38):Yeah, tomorrow, Easter Sunday,has a high of near 85 with Monday's high as close to 90 as it's going to get.

JackPalermo(04:48):Here we go. Here it comes.

BrendanKing(04:49):So the flood gates of heat haveopened.

JackPalermo(04:51):Yes.

BrendanKing(04:52):This is the time of year wherewe're like teased. You get like a 90 day and a 75 day and then a 95 day andthen a 80 day and then 90, 90, 90, 90, 100, 100, 100, 100 ...

JackPalermo(05:03):Yep. 100, 100, 100.

BrendanKing(05:04):Sign, sign, sign.

JackPalermo(05:06):Those are fun. Those are fun.

BrendanKing(05:06):So very windy, but nice, warmtemperatures. So dress accordingly for your Easter brunch, of course.

JackPalermo(05:13):Yes.

BrendanKing(05:14):And then, speaking of Easterbrunch, our friends over at ... What website is this?

JackPalermo(05:20):Eater?

BrendanKing(05:20):Eater. Okay.

JackPalermo(05:21):I believe. Yeah.

BrendanKing(05:28):Some of these you may have ahard time getting a seat now. It might be a little late tomorrow, because it istomorrow.

JackPalermo(05:35):It's been a little rough.

BrendanKing(05:35):But overall, there's some greatoptions. I know Jack, you've eaten over at Esther's Kitchen?

JackPalermo(05:43):Esther's Kitchen. I've wentthere for dinner. Wonderful. Wonderful. So I can only imagine that their brunchis going to be just as good. I mean, check that out. I mean, that looks prettygood to me.

David (06:19):Well, yeah. You ride thatdownhill, then you have your mimosa and a little bit of brunch, and then youtake a train back up. It's very cool.

BrendanKing(06:19):Oh.

JackPalermo(06:27):It's eight miles down on thosethings.

David (06:29):And it goes fast, I hear.

JackPalermo(06:30):That's pretty cool.

BrendanKing(06:31):That's pretty fun. So yeah.Check out Rail Explorers. You can ride these things down the eight-mile trail,or I should say rail, and then have your brunch and eat it too, and yourmimosa-

JackPalermo(06:45):Take the train on back.

BrendanKing(06:45):And take the train back, whichis kind of fun. Just a fun thing that's different. This is like Bagel Mania.

JackPalermo(06:52):It's crazy. So I've never been,but I've driven by it quite a bit. It's on Sahara just east of the Las VegasBoulevard. I mean, it's ginormous.

BrendanKing(07:01):Wait, go back real fast.

JackPalermo(07:02):I mean, look at all the stuffthat they have.

BrendanKing(07:03):Is this the Siegel family thatowns Siegel Suites and all that?

JackPalermo(07:06):No, no, I don't believe so.

BrendanKing(07:08):Look behind. Siegel Select,Extended Stay. I wonder if it's the same family.

JackPalermo(07:13):Maybe it is.

BrendanKing(07:14):We will do some research onthat, but there's a gentleman in town with the last name Siegel who owns a lotof property.

JackPalermo(07:21):Yeah.

BrendanKing(07:21):And short term stay hotels. Ifit's you, let us know.

BrendanKing(07:27):But yeah. Bagel Mania. Like, youhave bagels, lox-

JackPalermo(07:35):The soup of the day. Soup of theday, I mean.

BrendanKing(07:41):But yeah, interesting place forsure. If you're from ... I'm from New York, if you are from anywhere nearthere, have lived there, bagels are like a mainstay.

JackPalermo(07:52):It's a mainstay.

BrendanKing(07:53):Yeah.

JackPalermo(07:53):And don't forget the black andwhite cookie that they had on the board there too. Everybody gets the black andwhite cookie.

BrendanKing(07:58):Where's that from?

JackPalermo(07:58):New York.

BrendanKing(07:59):I don't even know what thatmeans.

JackPalermo(08:01):And it's like half chocolate,half vanilla. It's like a black and white cookie.

BrendanKing(08:04):He's not from New York,obviously.

JackPalermo(08:06):No, I'm not.

BrendanKing(08:06):He's going to have to explainthis one to me.

JackPalermo(08:08):I've seen it on Seinfeld.

BrendanKing(08:09):That's not New York. That'sSeinfeld.

JackPalermo(08:13):Okay. Never mind.

BrendanKing(08:14):Which is New York. It is.

JackPalermo(08:15):And don't forget about T-bonesat Red Rock. They are doing ... They an amazing ... Their place is great. I'vehad dinner there. But, I mean, I'm sure their brunch is amazing. It's beautifulat Red Rock Casino. They do a brunch for Easter as well.

BrendanKing(08:28):Yeah. I love that fire pit,actually.

JackPalermo(08:30):It's so cool.

BrendanKing(08:30):I've sat there a whole bunch oftimes. And then another one that is back is the ... No, I was going to say thegospel brunch, but the Reflection Bay Easter brunch menu. So this is over atReflection Bay in Lake Las Vegas. This one looks really pretty over at theReflection Bay-

JackPalermo(08:30):Reflection Bay Country Club.

BrendanKing(08:50):... Country Club right on thewater, and awesome, amazing, beautiful golf course, and definitely worth a try,for sure.

JackPalermo(08:59):For sure. Absolutely.

BrendanKing(09:00):Why don't you tell me the nextone, because I don't think I have half of these on my list.

JackPalermo(09:03):Easter Gospel Brunch at theHouse of Blues is back. It was shut down for, obviously, during the pandemic.So it is back. It is amazing. The entertainment, it's R&B gospel bands,local R&B and local gospel bands. The food's great. It's just a really,really good time. I went when I first moved here and it's just such a good timeand the food's really good.

BrendanKing(09:26):Yeah, no, I heard it's great. Wehave not been. And actually about when COVID started, we were actually planningon going, so that didn't help over time, that we have not been able to go forlike two years.

JackPalermo(09:38):Hopefully now they'll crank itout every week then, like they normally do.

BrendanKing(09:40):Oh yeah, yeah. And I heard it'sawesome. Amazing music.

JackPalermo(09:43):Super fun.

BrendanKing(09:44):Really great singers. And, ofcourse, we mentioned this earlier on, Derek Carr. Raiders contract is extended,or I should say he agrees to a new contract extension. It's not the samecontract he had before, right?

JackPalermo(09:59):Yes. Yes, correct.

BrendanKing(10:00):Describe this a little bit,Jack.

JackPalermo(10:01):Correct. So he's three year,121.5 million. The contract's kind of, it's very team friendly, which is good,because obviously he's letting the team kind of put money towards differentplayers to make the team better. The contract includes a 7.5 million signingbonus, which he got the other day. Very nice check to pick up. So he gets 25million this, season 33 in 2023, and 42 and 2024.

BrendanKing(10:30):I love that last quote there.Did you see that?

JackPalermo(10:32):Yes. If he's not a Raider, he'splaying golf.

BrendanKing(10:35):Yeah.

JackPalermo(10:36):Yes. So yeah, he wants to be aRaider for life, which is kind of cool. Also, he has a no-trade clause. So ifthey do decide to trade him, he can basically tell them, "Hey, these arethe teams I don't want to play for, so don't even think about trading methere."

BrendanKing(10:48):Yeah.

JackPalermo(10:48):Yeah.

David (10:48):Yeah, and I heard that it's onlyone year guaranteed, so-

JackPalermo(10:52):Right.

David (10:52):Really we're back into the sameboat next year.

JackPalermo(10:54):Yeah. But I mean, he can stillstay, stay and play on the same contract. It kind of gives the team a littlebit more flexibility as far as signing other players as well.

David (11:01):Totally.

JackPalermo(11:01):Which is good.

David (11:02):Yeah.

BrendanKing(12:22):So, yeah. Adam Silver says NBAexpansion not on front burner for the league right now. So those hoping for LasVegas to add an NBA team to its list of pro sports franchises may have to waita little longer.

BrendanKing(12:39):Here's the thing. Thatbasketball arena being built?

JackPalermo(12:44):Right. The free net center, thenet-

BrendanKing(12:46):They're kind of building itbefore there actually is a team.

BrendanKing(12:50):So, like, I don't think they'regoing to have a team come here anyway until they have a stadium.

BrendanKing(13:52):Yeah. So, six and four Las VegasAviators beat the Salt Lake City team eight to five on Friday. So we did win agreat game on Friday. The next home stand starts on April 19th against El Pasoon Tuesday at 7:05 PM. And that next home stand is, what is it? Tuesday,Wednesday, Thursday, Friday, Saturday, Sunday. All in El Paso. So, oh, againstEl Paso.

JackPalermo(14:22):Yes. And then they played Tacomafor six ... This is crazy. Six games in a row?

BrendanKing(14:25):They're going to be home forlike a month, so-

JackPalermo(14:27):Yeah, they're here till May 1st,it looks like.

So the local Raiders house band is goingto be playing at the draft theater, which is going to be in the CaesarsConvention Center parking lot behind the Link. So they'll be there. The houseband will be playing throughout the day, between picks, all that fun stuff.They're going to have, I mean, Absinthe, performers from Absinthe, the newCirque, Mad Apple, is going to do some previews of their show. TheJabbawockeez, and we do have an inside source, and a current BKG member here.Caroline.

BrendanKing(16:03):Oh, yes.

JackPalermo(16:05):Yes. There she is. She willperforming be performing with O, which is pretty cool.

BrendanKing(16:10):She was rehearsing yesterday. Wewere in the middle of getting something done. She asked me if I could help herout because she was rehearsing for the NFL draft.

BrendanKing(20:16):Here's how your home renovationcan be like therapy according to an architect in an article on Livingetc. Sothis architect is utilizing design as a mode of therapy, which I think also theother way around is utilizing a therapeutic approach to help you improve yourproperty. So one of the things that they're saying is take a different approachto wellness. They're trying not to force anything. Or, a happy home lies morewith the people who live in it. So they ask their clients, "Hey, whatactually makes you happy?" And if you say, "I love the beach and Ilove neutral tone," then that helps them know, okay, I am not going togive you a purple couch or a pink couch.

JackPalermo(21:12):Right. Makes sense.

BrendanKing(21:12):So they kind of go through thewhole design process from a therapeutic angle, ask and answer the rightquestions. What do you love about your existing house? Which is actually a goodquestion. There's many things we like and dislike about our current homes. Iactually think that's a solid question. What is it you don't like about yourcurrent home?

JackPalermo(21:34):It could be a situation whereyou're like, okay, I want to start redoing stuff and you're like, you don'twant to redo everything because there's some things in your house that youlike.

BrendanKing(21:43):Or it could be as easy as,"Hey, I want my pantry to be within arms distance of the kitchenarea," or "I don't like low toilets." Like, some people like thehigher toilets. So little things like this may be very small things that botheryou on a regular basis that just with the right questions that they utilize inthis article, you may be able to figure out some things that maybe you areimportant to you, not just four bedrooms, three baths and a pool. So break therules if you have to. So with this process, we get a brief of what the clientwants and then evolves and changes. So sometimes you got to break the rules. Ifyou want all light tones, maybe have one room that's got an accent wall andgoes a little nuts.

So, yep, he first unveiled it inFebruary, which is when we talked about it in the State of the State address.So they approved allocating 250 million in federal funds, which overall callsfor 300 million for multifamily development, 130 million for multi family rehaband preservation, and 40 million for land acquisition, and 30 to helphomeowners.

JackPalermo(24:46):Homeowners. Yeah.

BrendanKing(24:46):So that's a little confusing.

JackPalermo(24:47):Right.

BrendanKing(24:47):Because it's-

JackPalermo(24:48):There's a lot going on there.

BrendanKing(24:49):$500 million and 30 million tohelp homeowners. Don't get perturbed by that. The other 470 million is goingtoward projects that are developing things that will build multifamily projectsthat will have affordable housing. But I think the 30 million is going toward... I heard they're actually going to waive people's forbearance dollars.

JackPalermo(25:13):Wow.

BrendanKing(25:14):This is something we don't haveon the show, live and to you now, I just heard about this yesterday. I forgotto tell you guys.
