BrendanKing(01:40):But what did happen was theOscars.
JackPalermo(01:43):Yes. The Oscars.
BrendanKing(01:44):Yeah.
JackPalermo(01:44):Yes. And don't forget aboutthat, yes.
BrendanKing(01:48):And Will Smith smacks Chris Rockon stage after a Jada Pinkett Smith's joke.
JackPalermo(01:54):Very interesting. It was veryinteresting.
BrendanKing(01:56):Yes. I saw it live. Did you seeit live?
JackPalermo(01:58):I also saw it live. Yes, I did.
BrendanKing(01:59):I saw it live. And then my wifeand kids got home one minute after it happened. And I was sitting on the couchlike this. I was like-
JackPalermo(02:07):Yes, my jaw hit the ground.
BrendanKing(02:08):...what did I just see?
JackPalermo(02:09):Jaw hit the ground.
BrendanKing(02:10):And I was like, "sit down,sit down." I got to rewind this. I rewound it-
JackPalermo(02:13):I know it's so crazy.
BrendanKing(02:14):And I played it back then Istarted searching on the internet and I couldn't find anything, likeimmediately.
JackPalermo(02:19):Not right away.
BrendanKing(02:19):There was nothing right away.Not that anybody can type within five seconds, but within two minute there wasdefinitely-
JackPalermo(02:24):There was the uncensoredversions where like from Australia, Japan, they were all over the internet.
BrendanKing(02:30):I guess on all the internationalfeeds, they played it on-
JackPalermo(02:35):Yeah. So they didn't have toturn down the volume. The American feed you couldn't hear anything you just sawthem talking.
BrendanKing(02:42):And I think we have a 30 seconddelay on the Oscars.
JackPalermo(02:46):On live, yeah.
BrendanKing(02:47):On the live feed. And for somereason the international feed doesn't have the same thing. So they got to seeit all in real time, we got to see it later in real time.
JackPalermo(02:57):It was interesting. Six minuteslater...
Speaker4 (02:59):I didn't think it was real. Sothat's why I kept going back and forth on it.
JackPalermo(03:02):Well there are people out therethinking that it was all staged for some reason. I can't really figure out whyor how or come up with what the reason might be, but...
BrendanKing(03:11):All I could think of iseverything my parents ever told me in some ways, like where there's a time anda place. And that is not the time.
JackPalermo(03:19):I was taught to not slap anyoneon stage.
BrendanKing(03:21):It's not the time or the place.But I know we're all going to have our different opinions. We figured we'd justchat about it. We're not giving our opinions. We're open to all opinions.
Speaker4 (03:29):And I had a feeling he was goingto win too, so...
JackPalermo(03:34):Well yeah, he was going to win.That movie was great.
Speaker4 (03:37):It was a good movie.
JackPalermo(03:37):His performance was great.
Speaker4 (03:37):Then he got a speech...
JackPalermo(03:39):Then he got a speech.
BrendanKing(03:40):And then the speech we hadn'teven gotten to that yet. Because we haven't even talked about the slap yet. Butjust with the slap alone, like if you're at an event-
JackPalermo(03:51):You just don't do that.
BrendanKing(03:51):That's an award show and you'rea respected individual.
JackPalermo(03:55):Right, that people look up to.
BrendanKing(03:57):That is worth 350 milliondollars, not that money means you act differently, because sometimes it meansthe other way around. And you're somewhat of a legend within the industry. Sothat means you're an example to others. And then you think you have the rightto just walk on stage and slap somebody across the face whose job is to makefun of people.
JackPalermo(04:19):He is a comedian, like he is oneof the best.
BrendanKing(04:21):And you're a comedian.
JackPalermo(04:22):Yeah. He's one of the best inthe world.
BrendanKing(04:23):He's not really like an actualcomedian,
Brendanand Jack(04:27):Will Smith.
BrendanKing(04:27):He's more of like a physical comic.But if anybody should understand, he should understand. Ricky Gervais rippedeverybody in the audience to shreds.
JackPalermo(04:37):Oh right, the Golden Globes.
BrendanKing(04:40):If you were Jack Smith.
JackPalermo(04:43):Mm-hmm (affirmative), okay.
BrendanKing(04:44):I'll give you Jack Smith.
JackPalermo(04:46):All right, all right. I'm in,I'm in. I'm waiting for it.
BrendanKing(04:47):And your wife's name was[Shakisha Smith 00:04:50]. And you were sitting there.

BrendanKing(04:52):And this happened to you. And itis quite unfortunate. It was just a bad joke.

JackPalermo(05:00):We did have a conversation aboutit, me and the wife and we both decided you just don't do that in a public eventlike that. Now if I ran into somebody at a restaurant, on the street, somerandom person who made a joke about my wife, it would be maybe a differentstory.
BrendanKing(05:16):Totally different story.
BrendanKing(05:16):Yeah. You're at a restaurant ora party... I almost feel like at that point it's personal because you're not-
JackPalermo(05:22):Right, exactly, 100%.
BrendanKing(05:22):Presenting, you're not tryinghard to do a bad joke. Like the thing is at first he said the joke and I waslike, that was lame.
JackPalermo(05:30):It was kind of lame.
BrendanKing(05:31):I was like, "that waslame." And if you're a relatively-
JackPalermo(05:34):I did laugh a little bit though.
Speaker 4 (05:35):I liked it.
BrendanKing(05:36):If you're a relativelyintelligent person who's been into business for a while you'd think maybethey'd roll eyes and they both give him the bird, which is still not classy,but still at least it's like, "dude, come on, don't make fun of my wife'sactual ailment."
Speaker 4 (05:50):Right well, he laughed first.They showed him laughing first and then she gave him like this look. And thenit was like, okay, I got to get up and do something.
BrendanKing(05:58):She's like, "I'm going tostart doing what I used to do."
JackPalermo(06:00):Right. When she used to...Anyway, anyway, moving on.
BrendanKing(06:07):But this is... So I thinkthere's a lot of layers to this. It has definitely brought up thousands andthousands of memes.
JackPalermo(06:17):Yeah. Oh God.
BrendanKing(06:17):Every industry-
JackPalermo(06:18):Oh God.
BrendanKing(06:19):We're in real estate.
JackPalermo(06:20):There's so many good real estateones.
BrendanKing(06:20):And I'm sure none of you haveseen any of the real estate ones. We've seen all of them. And I'm sure if youwork in service or the bar tending world, or you're an attorney, there'sprobably a thousand attorney ones, a thousand Cirque du Soleil ones, a thousandeverything. So I think what this will be is definitely... What do you think? Doyou think the Oscars are dead?
JackPalermo(06:44):No people are going to watchnext year and see what happens.
BrendanKing(06:46):Jim Carey thinks the Oscars aredead.
JackPalermo(06:48):I think we'll see when RickyGervais hosts next year,
BrendanKing(06:51):You think, and there was somedefinite quotes from some legends, Rob Rynar, Jim Carey, all these people whohave been there, have been on stage have been accused of acting like crazies atdifferent points in time, but never have any of them just walked on stage andwalloped somebody, if that happened at your place of work, don't you thinkyou'd get kicked out?
JackPalermo(07:15):I would think so. Yeah.
BrendanKing(07:17):Or you'd get fired? I don'tknow.
JackPalermo(07:20):Don't test me.
BrendanKing(07:24):But yeah, it made for a veryinteresting show. But what we do know is Coda won the Oscar.
Jack Palermo(07:32):Yes. Coda won the Oscar and youand Caroline were the ones that picked it, I believe.
Brendan King(07:37):You know what? And I realizedthat I'd seen the movie. So I had actually seen it a while back. So I was outin Colorado for Thanksgiving at my brother-in-law's house. And we had playedthis one night and I was like, "oh, what a beautiful movie it was."It was actually really great. And when I picked it, I didn't realize that wasthe movie I had seen. And for some reason I just, it came together the nightof, and I was like, oh my God, I've seen this. This is a great, great movie. Ihadn't seen any of the others. So I had no opinion.
Jack Palermo(08:04):Do you know what Coda standsfor?
BrendanKing(08:05):I do, child of deaf adults. Yes.
JackPalermo(08:09):Yeah. I thought I was going togive you some information, but you-
BrendanKing(08:11):Yeah, I do. I learned that. Ithink from the movie actually, but beautiful, beautiful movie. If you haven'tseen it, it's really great.
JackPalermo(08:20):Makes you cry.
BrendanKing(08:21):I do feel like sometimes thoughOscar winners are not the most entertaining movies.
JackPalermo(08:27):True.
BrendanKing(08:27):In this case, I think this one'sgot a little bit of all the emotions. It's a great movie for sure. And me andCaroline won by the way.
JackPalermo(08:36):You did, you did.
BrendanKing(08:37):Caroline's never seen it.

BrendanKing(08:46):So yeah, overall it definitelywas a great Grammy's otherwise I feel bad.

BrendanKing(08:52):Thank you. I just saw our nextthing that we're talking about.

BrendanKing(08:56):Great Oscars. I felt bad forQuest Love too. I forgot to mention that.
JackPalermo(08:59):Yeah, because he won the awardright afterwards.
BrendanKing(09:01):He's such a great guy. Sotalented. And I heard the summer of what's the name of his movie of Summer ofSoul.
JackPalermo(09:09):Summer of soul.
BrendanKing(09:10):Yeah. I heard my brother said itis great.
JackPalermo(09:12):That's what I heard too. And doyou know that there was other people on it too that were kind of famous in thebackground and producers that are going to get awards too. I forget who theywere, no, I think that was on the other one. Nevermind. As I'm moving in. Yeah.
BrendanKing(09:23):But Summer of Soul, I heard it'sdefinitely worth a look. Quest Love was so shaken up, excited. I think equallyshaken up.
JackPalermo(09:31):I don't think he knew what todo...
BrendanKing(09:33):He's just like, I need to getoff stage right now. He's like, "I'm so happy. I wish my parents werehere." It was a pretty beautiful moment in the lightness of a dark few minutesof time-
JackPalermo(09:44):For sure.
BrendanKing(09:44):The Oscars not the Grammys.
JackPalermo(09:47):So speaking of the Grammys, theGrammys are here this weekend at the MGM Grand Garden arena hosted by TrevorNoah. But in other music news, sad news, Fu fighters, drummer Taylor Hawkinspassed away at 50 years old. So they have halted all their live dates as theGrammy's approach. But there is rumors in Twitter verse that says the band willplay tribute to Hawkins. And co-founder Dave Grohl will be playing the drumintro.
BrendanKing(10:23):And Dave Grohl, who wasoriginally the drummer for Nirvana. So he's a legendary drummer. So even he waslike, God, this guy was just an amazing drummer, amazing person. He said-
JackPalermo(10:33):Dave Grohl said he was the bestdrummer in the world.
BrendanKing(10:35):He said, besides me, no. Andit's a pretty beautiful story. When you hear about how close this band was andhow amazing he was. And they had some footage of his last performance a fewmonths back, which did you see this?
JackPalermo(10:49):No, it was like a couple weeksago was in the Lollapalooza in South America.
BrendanKing(10:52):Oh, is that where it was?
JackPalermo(10:54):Yeah.
BrendanKing(10:54):I saw this footage. It's prettyawesome. And he got to sing his favorite queen song.
JackPalermo(10:58):Yeah, he does every show, whichis pretty awesome.
BrendanKing(11:01):Yeah. So it's just crazy. 50years old, just way too young. Definitely sad. And then in more music news, BTSmember test positive for COVID 19 upon arrival in Vegas. So like we said, theGrammy's are taking place. Fu fighters were supposed to perform unfortunatelydue to the death. They're not. And now another member of BTS coming into town-
JackPalermo(11:27):Jungkook.
BrendanKing(11:28):For John. How do you say it?
JackPalermo(11:32):Jungkook.
BrendanKing(11:32):Also tested positive, but I believeanother band mate, Jay Hope also tested positive.
JackPalermo(11:37):Wow. But I did know that Deniseon our team is going to be filling in for Jungkook.
BrendanKing(11:43):So on the left there, Denise hasbeen, she's been practicing.
JackPalermo(11:47):She has.
BrendanKing(11:48):We did clear the office theother day for her to work on some of the dance moves. She looks good.
JackPalermo(11:52):She looks amazing.
BrendanKing(11:53):She looks real good.
JackPalermo(11:55):So don't be afraid BTS fans.Denise is going to take care of this.
BrendanKing(11:58):Yeah. Jay hope will be replacedby Denise Hope. Yes.
JackPalermo(12:04):Here we go.
BrendanKing(12:07):But definitely look forward to seeingDenise at the Grammy's. And you know what, Grammy's are another thing, well,they've been in Vegas quite a bit of times.
JackPalermo(12:19):The entertainment capital of theworld.
BrendanKing(12:20):Growing up in New York, it wasvery hard for me to hear that about Vegas, but we're getting there.
JackPalermo(12:24):We're getting there.
BrendanKing(12:24):We had no sports before, we havesports. We got everything. Every major event now here. All we need is theOscars with San's slap and I think we'll finish the circle out. So PriscillaPresley is to headline Las Vegas for the first time
JackPalermo(12:43):She's going to appear at thesouth point showroom. I guess telling stories about some secret stories abouther life with the king, Elvis.
Speaker 4 (12:53):That's going to be fun.
JackPalermo(12:53):Not Brendan King, but theking.
BrendanKing(12:55):Yeah, no I didn't date her. Andthat should be interesting for sure. There's so many huge Elvis fans that cometo Vegas all the time. I think it'll be for some people, a nice little inletinto their world insight and into what's going on back when they were stilltogether, but supposedly Elvis is still alive.
JackPalermo(13:19):He's hanging out with Tupac.
BrendanKing(13:23):But yeah, Priscilla Presleyshe'll be at the south point showroom from April 8th through 10th. Sodefinitely if you are an Elvis fan or even a Priscilla fan, definitely go checkthat one out. Country superstar announces Las Vegas residency. Who is this?
JackPalermo(13:39):Miranda Lambert. The VelvetRodeo Las Vegas residency will open September 23rd at Zappos theater at planetHollywood. She'll perform 24 shows through April of 2023. Tickets go on sale tothe general public, April 7th at 10 AM.
BrendanKing(13:55):I always felt like if you everhad a show, it would be the Velvet Rodeo.
JackPalermo(14:01):That's a great name.
BrendanKing(14:02):Just a side note, just a sidenote. Velvet Rodeo is such a good name, but yeah. Miranda Lambert tickets go onsale April 7th, as Jack said. What's going on-
JackPalermo(14:14):The final four is here.Obviously everybody knows I am a huge college basketball fan. March madness iscrazy. So final four is set. We have Villanova versus Kansas and duke versusUNC. So coach K, he's retiring after this year, he's gotten Duke to the finalfour, maybe wins a championship and goes out on top. That would be a great,that would be great story. And the coolest story... So North Carolina is theirbiggest rival.
BrendanKing(14:40):They looked good against StPeter's. It was St Peter's, but they looked good.
JackPalermo(14:43):Yeah. So they've never met inthe NCAA tournament. They're the biggest rivals ever. And so what better gamein the final four than Coach K going to hook up against his biggest rival toget a chance to play in the championship. Which is awesome.
BrendanKing(14:57):Yeah, absolutely.
JackPalermo(15:00):Yeah. Duke ,North Carolina,Kansas and Villanova are your final four teams. Starts on Saturday and thendon't forget about the women.
BrendanKing(15:08):Oh, that was women. Sorry,sorry, sorry. Yeah.
JackPalermo(15:10):Don't forget about the women,South Carolina, Louisville, Yukon and Stanford are playing in the women's finalfour.
BrendanKing(15:15):Yukon women's team isridiculous.
JackPalermo(15:17):Yukon women's team is insane.It's like, I think they've been there 20 times in a row. Maybe something,something crazy.
BrendanKing(15:24):That's crazy.

BrendanKing(15:26):Yeah. Yeah. So final four,honestly, the entire NCAA madness has filled Las Vegas.
JackPalermo(15:33):Oh my God, it was insane.
BrendanKing(15:36):Sports betting especiallybecoming so popular over the past few years, I was told that like every singlecasino was full, every venue. Just full of people betting on the games. I didwatch the EU NC St. Peter game just because I wanted to support the-
JackPalermo(15:54):We were all rooting for St.Peter's. Let's be honest.
BrendanKing(15:56):A couple thousand person school-
JackPalermo(15:58):3000 people.
BrendanKing(15:59):Yeah. 3000 people. UNC did lookreally good, but it would be cool for Duke to win. That'd be cool. I'm notgoing to lie. Definitely. You know what? Shoot us a message. Let us know whatyour favorite team is out the four that you'd like to win. Who's in yourbracket.

BrendanKing(16:35):This does not change regularseason, which I think makes sense. Because then it doesn't have games run onand on... But in the playoffs, come on.
JackPalermo(16:44):So we got to have both teams getthe ball and that's what we have to. Both teams... I'm sorry, did I... Bothteam great. Are allowed to possess the ball in overtime now, which is
BrendanKing(16:58):Yeah, it makes sense. Like it'sthe playoffs. Everyone's got touch the ball.
JackPalermo(17:02):It could change things too,because now you can defer. And if that team doesn't score a touchdown, if youstop them and then you get the ball back, you kick a field goal, you win.
Speaker 4 (17:12):Most people will do, most teamswill just defer and see what happens.
JackPalermo(17:15):Yeah, absolutely. Yeah, see whathappens. So you don't have to score a touchdown. If you defer, you don't haveto score a touchdown. You kick a field goal, you win. It's crazy. So it's goingto be fun.

BrendanKing(17:29):I have to admit, I hadn'twatched a full season football in quite a number of years. Last year I watcheda majority of the season. It was ridiculous.
JackPalermo(17:36):It's awesome.
BrendanKing(17:37):If this year is anything likelast year's season, I'm looking forward to it.
JackPalermo(17:41):With all the trades and stuffthat has been going on this off season, it's going to be insane.
Speaker 4 (17:45):Especially the AFC.
BrendanKing(17:45):The Bears definitely look worse.
JackPalermo(17:50):To be honest with you. You're totallyright.
BrendanKing(17:52):You know what I learned in oneseason?
JackPalermo(17:55):The Bears are worse.
BrendanKing(17:56):The Bears are not good.
JackPalermo(17:57):But it's okay because we'regoing to the super bowl, you watch. I say it every year.
BrendanKing(18:03):So we'll rewind this in abouteight, nine months and we'll see what the deal is.

BrendanKing(18:11):So I think Jack should probablytalk about this one.
JackPalermo(18:14):So the Junior League of LasVegas gala returned to the strip for the first time in a couple of years,obviously due to the pandemic. It was a really cool event, [inaudible 00:18:26]local nonprofits at Junior League of Las Vegas, has been on only able to holdtheir traditional dinner for about two years. It was great. We had a wonderfultime. They had a lifetime community achievement award for Judy Beal. Who's doneso much in the community. Nice, very nice lady. Yolanda King was the recipientof the Florence Lee Jones Humanitarian Award and sunrise hospital and medicalcenter. Children's hospital for outstanding contributions to the Las Vegascommunity. It was an awesome event. It was a roaring twenties theme. I got towear a funky suit. There's my wife in the middle. Everybody kind of...Hey, lookat that guy. Look at that.
BrendanKing(19:04):Paint the town red.
JackPalermo(19:05):Paint the town red. So it was anawesome event at Resorts World with beautiful hotel. Ballroom was beautiful.Everything worked out. It was great.

BrendanKing(30:31):Yeah, I don't disagree. So thisis a Forbes article and we have another article after this as well fromanother, Keeping Current Matters, which is a great economists. Oh my God.Economists. Yes. Who also mentions a lot of the data as well. Here's the deal.The difference between today and 2007 is people have equity, mortgages areoverall much more strict.
JackPalermo(31:00):You're vetted a lot more. Likethat back in 2007, if you had a pulse, you could get them more.
BrendanKing(31:04):Yeah. I was 23 years old. I dida no doc loan for a $450,000 house in New Jersey. I had a good job. I had greatpay, but the guy was like, ah, don't worry about it. Just do a no doc loan. SoI had a 80 10, 10 loan. Remember those? So we all got tricked in these 80 1010s, where you had an 80% loan, 10% down, 10% second loan. The second loan hadan adjustable rate mortgage. So the adjustable rate was not locked in,obviously, because it was adjustable. For a lot of us jumped from like five to9% in a matter of two or three years. So all of this type of stuff doesn'texist currently in this market. And so the one thing is equity. Everyone'slike, oh there's going to be a rush of foreclosures. There is more equity-
JackPalermo(31:58):In homes.
BrendanKing(31:59):In homes currently, if youdidn't pay your mortgage to last two years, well you'd to get foreclosed on,but it wouldn't make sense to foreclose without selling because you have somuch equity in your home.
JackPalermo(32:11):So much equity.
BrendanKing(32:11):So if you went up 22% and youhad a $300,000 house, you're still up 60 grand, you'd get all that money backbefore you'd get in trouble for not paying. So it just doesn't really makesense why we would burst and plus we're at what, this week, 2.7 weeks-
JackPalermo(32:25):2.7, yeah.
BrendanKing(32:29):Yeah. 2.7 weeks of inventorywith a neutral market being six months. There's too many things that point toat least the market stabilizing, not collapsing for the fact that we havestrong buyers, high demand, low inventory. Okay. What's one thing that isnegative. That's happening though.
JackPalermo(32:47):Mortgage rates.
BrendanKing(32:48):Mortgage rates are going up.Definitely. Mortgage rates went up from 3.22 to 4.42 on average, since January.Thank you for jumping to that David. So 3.22 to 4.42, that makes a prettysignificant chunk out of your-
JackPalermo(33:07):Monthly payment.
BrendanKing(33:08):Monthly payment for sure. Butstill it may kick some buyers out of the market, unfortunately. That will bethe case. But I think what will also happen is at the most, we may start to seean increase in inventory, but I don't see that happening anytime soon.
JackPalermo(33:23):Not anytime soon.
