BrendanKing(00:47):Hey, what's going on guys? Thisis a bit of a different one this time. I am out here in New Jersey and I knowyou guys are back in Vegas there. How's everything going out there?

DeniseTipton(00:58):We're freezing Brendan.

JackPalermo(00:59):It's quite cold.

DeniseTipton(01:01):It's freezing there. Are youkidding me?

JackPalermo(01:04):It is. It is. Today was thefirst day. It's like I got a sweater on and a flannel and I'm still chilly.

DeniseTipton(01:09):I have boots on. It's going to.

BrendanKing(01:13):I think we're experiencing thesame weather here. I'm out in Jersey. My dad just had surgery yesterday I wentand saw him he looks amazing. I saw him at the hospital last night and all hesaid was, "Get me home now. I'm ready." So he's looking good,

DeniseTipton(01:28):And Brendan, isn't he a VIP? Ithink you need to have him text VIP to 702.

BrendanKing(01:34):Actually my dad is a VIP and,

JackPalermo(01:45):We are very happy that your dadis doing well. We are so happy that he's coming home today. This is good news.And yeah, we're still just so happy you could spend some time with him as well.

BrendanKing(01:55):Yeah, sure.

DeniseTipton(01:55):So tell us about the weather.How cold is it Jack?

JackPalermo(01:58):It's pretty cold out there. It'spretty cold. We're in the fifties right now. It's raining, it's dark outsidewhich normally being from Vegas, we get, well living in Vegas now, being in theMidwest you used to get depressed when it was cold and snowy and rainy andstuff. Now here, the sun's out all the time so when it does get a little bitcloudy it's nice.

DeniseTipton(02:19):I don't like it.

JackPalermo(02:19):I think it's nice.

DeniseTipton(02:20):I don't like it.

BrendanKing(02:21):I love it when it's, I know I dotoo when it's cloudy in Vegas actually I really like it.

JackPalermo(02:24):Yeah, it's different.

BrendanKing(02:26):Yeah, it's at least different.We have perfect weather the rest of the year we might as well change it up alittle right?


JackPalermo(02:32):Give a little switcherooespecially now seven inches of snow they're expecting in the mountains which iscrazy, which is good. Yeah, so if you're in the Lee Canyon and I think they'reopen so you can go skiing and snowboard and do all that fun and stuff.

DeniseTipton(02:44):Bring your chance.

BrendanKing(02:45):And the big thing is when theweather comes out like this it definitely feels like the holidays for sure.

JackPalermo(02:52):Absolutely. And we have theBudweiser Clydesdales are actually going to appear in the Downtown Summerlinparade. So they are going to be the grand marshals this Friday at the DowntownSummerlin parade starts at six o'clock. I've been told to get there earlybecause of you have enchant across the street so parking's going to be tough,but it should be really cool to see these large, large, large animals.

DeniseTipton(03:20):They are absolutely gorgeous.

BrendanKing(03:21):Have you ever seen these thingsin person? They're amazing. Sorry, Denise I didn't mean to cut you off there.

DeniseTipton(03:26):No, that's okay. They're really,really cool. And also the dogs will be out there too. And when I say the dogs,they have the two Dalmatians that go with them and they ride up with thedrivers next to them.

JackPalermo(03:38):Right, they're on all thecommercials in the Budweiser's Clydesdales Super Bowl commercial. [crosstalk00:03:43]

BrendanKing(03:43):I didn't realize, I didn'trealize those were actually a part of the whole Clydesdale tradition, thedalmatians from that commercial.

JackPalermo(03:49):Yeah, and I guess afterwardsafter the parade and stuff like that, they're going to put them over in thegrassy area, behind the mall there and you can actually,

DeniseTipton(03:58):Go and say hi to them.

JackPalermo(03:59):Get up close in personal and patthem maybe.

DeniseTipton(04:01):They're super, super soft andthey are treated like royalty those horses are absolutely beautiful atClydesdales.

JackPalermo(04:06):So it should be cool. I will bethere. I'M going to get there at five nice and early just so.

DeniseTipton(04:09):I can cut their noses.

JackPalermo(04:10):I don't know. We'll see. I havedinner reservations too.

DeniseTipton(04:14):With the Clydesdales?

JackPalermo(04:17):Yeah, yeah me and theClydesdales are going to dinner. But anyway, tell us about what's happeningdown in the Cowboy Christmas Land.

DeniseTipton(04:25):So Cowboy Christmas it's prettycool. That's to honor and runs in conjunction with the NFR which is the NationalFinals Rodeo, which has been a Las Vegas tradition for gosh, I think over 20years and it is the Super Bowl of rodeo. But the Cowboy Christmas, it's goingto be held in a bunch of different places. So there's a link down below whereyou can find out where the different events are at and you can buy things andyou can drink ranch water.

JackPalermo(04:51):Yeah, a few of the differentthings that they got there is the Ranch Water Rodeo Saloon, you got theWrangler Rodeo Arena, the Wrangler NFR After Dark, the NFR Central presents byResorts World and Bites and Brews presented by Total Feeds and the Ariat RodeoLive Stage. So that's going to play live music and stuff like that.

DeniseTipton(05:13):A lot of fun stuff to do.

BrendanKing(05:18):And if you check out the websitethere is an exhibitor map because it is all over the city it's not just in oneplace. So definitely check out the map if you want to see where everything isand what kind of things you can enjoy for sure while you're there.

JackPalermo(05:32):So other cool holiday stuff that'sgoing on is the Mas Por Favor Mexican restaurant in Chinatown has beencompletely taken over by Jack Skellington and crew. They present the NightmareBefore Christmas A Christmas Experience. So if you've all seen that movie, theTim Burton film. It's going to be designed and decorated just like the movie soit should be pretty cool down there in Chinatown.

DeniseTipton(05:55):Yeah, they've got drinks thathonor Sandy Claws and Jack Skellington and there's a lot of places where youcan take some really cool photos if you're in Instagram.

JackPalermo(06:06): Yeah, they got the Sandy ClawsLobster Nachos. Nice, nice.

DeniseTipton(06:10):Yeah. Go ahead Brendan.

BrendanKing(06:13):I was going to say, am I correctin hearing that Jack has not seen the movie The Nightmare Before Christmas.

JackPalermo(06:18):That is correct. Just like youdidn't see Field of Dreams that we've talked about.

BrendanKing(06:22):Hey, hey, hey, hey. [inaudible00:06:24]

DeniseTipton(06:23):Both of you two, I'm going toget you a Netflix subscription for Christmas.

JackPalermo(06:28):Yes, I've never seen that movie.I'm actually not really that big of a Tim Burton fan. But it looks cool, thedecorations look great in the restaurant.

BrendanKing(06:35):Edward Scissorhands, come on howcan you go wrong with Edward Scissorhands?

JackPalermo(06:40):There is different hands thatwas going on in college time. We used to do a thing called Edward 40 handswhere we taped 40 ounces, it's a long story. Alright sorry.

DeniseTipton(06:50):So go check out Mas.

JackPalermo(06:53):Mas Por Favor in Chinatown tosee the decorations and everything transformed into a Nightmare BeforeChristmas. Check that out.

BrendanKing(07:01):And on a whole different note,the Las Vegas home prices seem to reach another record high which is insane.When does it end? But it's just low inventory. What are they going to do?There's nowhere else to go. There's only so many homes and so many peoplelooking and I don't foresee this slowing down anytime soon.

DeniseTipton (07:22):No, it's going to keep going. Soaverage price right now of single family is.


DeniseTipton(07:28):Yeah and then condos are 240.

JackPalermo(07:30):Condos are 240, yeah.

DeniseTipton(07:32):And those are averages ormedians? Averages. Yeah.

JackPalermo(07:35):And then the 420 it was up 2.4%from last month. So it continues to climb.

BrendanKing(07:41):2.4 in a month imagine that theentire year would just be [inaudible 00:07:46].

JackPalermo(07:47):21.7, it actually is up 21.7within the past year in November to November which is crazy.

BrendanKing(07:51):And 2.4 that's in the slowesttime of year between November and December so that's a pretty huge number. Andof course if anybody wants to see their current value of their property whilethese values are going up like crazy, they can definitely check out our websiteat and then they can check on the section where they canget their home value and of course just put your address in we'll send it over.First, you'll get an automated one, but then we'll dial it in and make an evenmore exact if you'd like. JackPalermo(08:29):Denise, tell us about what realestate agents will always tell your buyer. Will always tell you to buy thesesix items.

DeniseTipton(08:35):So these six items are not sexybut they're super important. So a laser tape measure, why because you want toknow where to hang those paintings and you also want to know if that couch isgoing to fit in your living room. And then a home warranty. That's reallyimportant. We recommend that all our buyers pick up a home warranty gives youpeace of mind for that first year. And I've always had one it's given me a lotof peace of mind. And then new locks. I know it sounds counterintuitive butabsolutely, call locksmith, change out those locks, make sure that even ifyou're the very first owner of a home, even if it's a brand new home, who knowshow many keys are floating around. And a smart water leak detector. This issuper important. Water can do a lot of damage in your home and it can be a slowthing. These are not very expensive and you put these under every single sinkthat you have and also buy your hot water heater. And I believe you can alsoput it by your washer and again peace of mind.

BrendanKing(09:37):Anywhere you want to sense waterand they'll literally send you an alert right away. It'll text you, it'll emailyou, whatever alerts you choose if you want to push notification depending onthe app. They're pretty amazing especially if you've got a second home or in aplace like Vegas or people have a lot of vacation properties. This could saveyour house to be honest.

JackPalermo(09:55):Yeah, no doubt.

DeniseTipton(09:56):Yeah, for sure. And anotherthing again safety is a fire extinguisher.

JackPalermo(10:01):For of course.

DeniseTipton(10:02):Yeah, in your kitchen. I meanit's any place or out in your outdoor kitchen with your outdoor barbecue,right?

JackPalermo(10:09):Or if you tend to light candleseverywhere.

DeniseTipton (10:11):Yeah, in your bathroom,whatever. And then carbon monoxide detectors. I would definitely put these inevery single room. Smoke detectors, everyone knows about these, but carbonmonoxide is the deadly killer, the silent killer. So these are not thatexpensive. You get those, you pop them up on your roof, boom you're good. Youare good.

BrendanKing(10:27):And if you're buying a smartsmoke detector anyway all of them include the carbon monoxide as well. So ifyou're going to get a Nest smoke detector or anything like that, you can have atwo in one and then both will alert you and they'll send you texts, they'llsend you emails, they'll even call you if you want. It's pretty crazy nowadays.It's a little scary. I think our house talks to us more than we talk to ourhouse. But Jack, what's going on with the Miracle Miles Shops? I can't believethis is another project, Jesus.

JackPalermo(10:58):I mean it's nonstop. Vegas isnonstop. They're always fixing stuff up, always adding things. So renovationsare coming to the Miracle Miles Shop at Planet Hollywood. The upgrades areexpected to be complete with elevated finishes, upgraded technology, digitaldesign elements, as well as new entertainment features. There's going to be,the shops are going to be remain open during construction which is set to beginthe winter of 2022 and be completed by the spring of 2023. So more new stuff,new cool stuff that we're bringing to the strip which is neat.

DeniseTipton(11:33):Yeah so there's another new.Yeah, there's a new project. Go ahead.

BrendanKing(11:36):I was going to say it's justendless. Jack, is that an LED screen they're also adding at the top there?

JackPalermo(11:41):Yeah, so they're putting thisLED screen that's going to be like waters and waves and things like that.Interesting for the middle of the desert but great, let's check it out.

BrendanKing(11:51):No, it's super cool for sure.Yeah. Well sorry Denise, go ahead. What were you saying?

DeniseTipton(11:55):There's another new project that'sopening at CityCenter. It's going to be a four story shopping extravaganza,almost 230,000 square feet. Cranes are already in the air so that's going to bereally interesting. And it's going to open I believe fall of 2022 so everybodylet's get our credit cards cleared out because next Christmas we're going to dosome good shopping at Project 63.

JackPalermo(12:22):That's right. That's amazing,that is great.

BrendanKing(12:23):Between either project and justthe number of sheer number of square feet on either one just proves that justthe strip alone. But then you take all the projects on suburbs now out in theSummerlin area and in Henderson, we've got hundreds of thousands of square feetbeing added with retail and experiences. There's not going to be a reason notto do something any day of the week when all this stuff is done it's insane.

JackPalermo(12:50):You can't be bored here in LasVegas. Any day of the week there's always something to do.

BrendanKing(12:55):I have been living here in NewJersey and this town's probably been around for a 100 and 120 years. It looksexactly the same today as it did when I was a kid. And it's insane in the 11years I've lived in Vegas and nothing looks the same in 11 years.

JackPalermo(13:12):It's changing by the day, it'scrazy.

DeniseTipton(13:14):Yeah, I moved to LA in 84 and Iwould come back and forth all the time in the five years that I was gone and everysingle time I came back, something was happening.

JackPalermo(13:22):Something new.

DeniseTipton(13:23):Lakes in the middle of the city.What?

BrendanKing(13:25):Yeah, what?

JackPalermo(13:25):It's wild.

BrendanKing(13:27):And I did have donuts yesterdayhonestly at Dunkin Donuts.

JackPalermo(13:30):Tell us about the donuts.

BrendanKing(13:33):It looks nothing like this. Soeither actually put out our favorite food blog. We put out The 16 MostDelectable Doughnut Shops in Las Vegas. DeniseTipton(14:02):Jack, what's your favorite donutplace?

JackPalermo(14:03):My favorite's actually not onthis top six list but it is on the top 16, it's Saint Honore, which they dothese Christmas donuts that are decorated to it's, they're nuts, they're nuts.So if you get a chance it's right over there in Flamingo and Fort Apache. SaintHonore very good, very beautiful donuts before you eat them.

DeniseTipton(14:23):Look at them and take a picture.

BrendanKing(14:25):These donuts is another one atNorth Durango Drive. 6441 North Durango Drive, Yonutz Fantastical Donuts andIce Cream. That's another good name Yonutz.




BrendanKing(14:42):Real Donuts. This should be abranding move for us.


BrendanKing(14:47):We should have a fight now onthe name here, but yeah Real Brokerage LLC meets Real Donuts Inc. The next oneI think this is actually from Cali, isn't it Wicked Donuts? I know this oneexists in other places as well besides Vegas, but another tasty donut spot atWicked Donuts on Lake Mead Boulevard.

DeniseTipton(15:07):They have a drive-thru.

BrendanKing(15:09):They do, Wicked Donuts?

DeniseTipton(15:09):I have driven to it.

JackPalermo(15:11):Yeah, Wicked Donuts.

BrendanKing(15:13):And then of course Pinkbox weall know Pinkbox another great donut shop that just has a lot of insane, justevery time you go in it's another design. I'm so hungry right now.

JackPalermo(15:25):I know, I know.

BrendanKing(15:29):So one of my favorite athletesfrom the Cowboys even though I was never a Cowboys fan was always Emmitt Smithand Emmitt Smith finds himself now as an entrepreneur here.

JackPalermo(15:40):Insane. He is building thisabsolutely crazy place. So it's basically at the Fashion Show Mall taking placeat the Sugar Factory American Brasserie. So he's planning to open this 30,000square foot spot space. It's going to have fine dining. It's going to be goodfor private and corporate events. He's going to have an area like a player'slounge where you can watch sports and have events all day and during the nightthat space converts into Club 22, his number. His number yes. Into an ultralounge. So very cool multi-use space right on the strip right at Fashion ShowMall should be pretty neat.

BrendanKing(16:20):Whoever would've thought EmmittSmith has his own club and restaurant on the strip.

JackPalermo(16:24):It's wild.

BrendanKing(16:26):Is that the next thing? Now thatwe have all the celebrity, what do you call it?

DeniseTipton(16:31):Athletes? Yeah.

BrendanKing(16:32):Headliners, is that all theheadliners shows. Now the next thing is every athlete's going to have arestaurant in Vegas.

JackPalermo(16:39):Right? We just talked about DrewBrees taking over the Toby Keith place inside of Harrah's and stuff like thattoo so that's crazy. But yeah, all the football players are now common athletesand why not everybody else is doing it and why not?

BrendanKing (16:53):If the Raiders can get theirstuff together maybe they can all start restaurants now too.

JackPalermo(16:59):The Raiders, okay. So theRaiders lost to Washington this past weekend continuing on their roller coasterride of this season. We love the Raiders we're fans of the Raiders, but wedon't know what the Raiders are going to bring week by week. They beat theCowboys on the Thanksgiving and then they lose to the Washington Football Team.So pretty crazy. They need to get it together they're still in the hunts forthe playoffs, but they travel to Kansas City this weekend to play the Chiefs atArrowhead which should be called and they are a tough team to beat. So goRaiders.

DeniseTipton(17:32):Go Raiders.

JackPalermo(17:32):And good luck.

BrendanKing(17:35):And Mahomes is just ridiculous.

JackPalermo(17:36):He's ridiculous, he's probablyin the best quarter.

BrendanKing(17:37):I have to admit it. Yeah, he'sjust the guy can run, throw whatever it is he's all around just honestly a greatquarterback but not as good as Derek Carr of course.

JackPalermo(17:48):Of course, mm-hmm (affirmative)interesting, interesting statement.

JackPalermo(17:53):Denise, what's [crosstalk00:17:53].

DeniseTipton(17:55):So the Knights are back baby andwhen I say back for a while, they had some injuries and so they had to recruittheir coaches to do their on ice practices. So everyone has been recovered,everyone's back on the ice. They're doing great. They had a tough one just lastnight.

JackPalermo(18:12):No they won last night.

DeniseTipton(18:14):They won but it was tough.

JackPalermo(18:14):Yeah, it was tough. Come backvictory five to four. They pulled their goalie and then.

DeniseTipton(18:19):Never a good look.

Jack Palermo (18:20):The backup goalie came in, shutthem down. They're sitting forth in the Pacific right now. It's only fivepoints at the first.

BrendanKing(18:29):Is it true that the fans cheeredwhen Robin Lehner got pulled out?

JackPalermo(18:33):That's what the papers say.

DeniseTipton(18:34):Maybe because they have suchaffection still for Fleury.

JackPalermo(18:37):But the thing is they may havepulled him but here's the thing, the fans may have cheered but they were inDallas, right? Weren't they?

BrendanKing(18:46):Oh, they were?

JackPalermo(18:46):I know.

DeniseTipton(18:48):I see win in the background. Ithink they were home yesterday.

JackPalermo(18:50):Oh no they were at home.Nevermind, I don't know what I'm talking about don't listen to me, don't listento me. I turned on the game and I saw him in both jerseys that's why I waslike, "Oh, they must be away." I don't know.

BrendanKing(18:58):I know I thought the same thing.Actually I had the game on here, out here in New Jersey. My brothers were like,"What's up with those uniforms? I'm like, "Well, they're not, theymust be away." And then I did the same thing I was like, "No, they'rehome. It wasn't their typical home jerseys."


DeniseTipton(19:12):It's like a throwback they liketo do throwbacks.

JackPalermo(19:14):Throwback to what? A couple ofyears ago?

DeniseTipton(19:17):Why not?

JackPalermo(19:18):You're right.

DeniseTipton(19:18):Why not? It sells some morejerseys.

BrendanKing(19:21):They're sitting fourth andhopefully we can tear our way north of fourth and get back to where we belong.But yeah, it looks like doing better for sure.

JackPalermo(19:29):Yeah, only five points awaythey'll get there.


JackPalermo(19:32):No big deal.

DeniseTipton(19:33):It's a good season. They'retotally fine. We're absolutely fine.

BrendanKing(19:35):We got this. We got this. Butmore importantly as a soccer fan I'm happy to see that we're a front runner fora soccer team and I know Jack is super excited.

JackPalermo(19:46):Can't wait.

DeniseTipton(19:46):Jack can't wait. Jack is goingto get.

JackPalermo(19:49):Sorry. Sorry.

BrendanKing(19:51):I love soccer. And you knowwhat? We're a good city for it. We're such an international city. I think we'llhave a lot of fans and a lot of international fans or even soccer fans will flyin for games.


BrendanKing(20:05):Just like every other sport wehave.

DeniseTipton(20:06):The football fans will be comingin.

BrendanKing(20:07):Yes, football. According to theEuropeans it is football correct or not Europeans, according to everybody.

DeniseTipton(20:13):The rest of the world. It's therest of the world, sorry guys.

BrendanKing(20:19):That is true I think [inaudible00:20:20].

JackPalermo(20:20):That is absolutely true.

I looked at tickets, the aftermarkettickets were insane. So I saw a couple posts that were $15,000 a seat right infront of the stage. Which I don't know I mean, was it like Bill Gates cominginto town to go to the show.
