Brendan King (00:08):Hey, what's going on everybody? It's Brendan King from the Brendan King Group at Simply Vegas and this is your Monday market update for September 23rd through September 29th. Let's check out the data.

Brendan King (00:20): So as it has been for quite awhile, a hundred percent of list price received on average for every listing, pretty much every listings getting the price they're asking. Average days on market, 24 days, which is only two days up from last week, so kind of holding steady on that one. And weeks supply is 3.6 weeks, which is exactly the same a sit was last week, so pretty much the market's just kind of continuing on.

Brendan King (00:49): Some of the more interesting data is the following information. Moving from here, currently the actual active listings is only 1,927. This is compared to last year of 5,040. This is the lowest we've seen it all year. So, okay, we're not having as many sales currently, but the actual active listings is definitely the lowest we've seen it, definitely in all of 2021.

Brendan King (01:16): Weekly sales, 542 homes sold, which is down from last week of 586. And under contract, only 386 homes, compared to last week of 455. So, the average price is still hovering around$519,045 and the most expensive home sold this week, $6,875,000.

Brendan King (01:42): Honestly, it's more of the same. It continues to be a sellers market. The active listings have only gone down over time, but due to the time of year and pretty much the season, this is a typical season situation where usually the number of sales drop a little bit, usually inventory drops a bit this time of year, so it'll be interesting to see over the next two months if that continues to happen. But either way, it's still a sellers market.
