JackPalermo (00:48):You, too? Yeah, you will. Soon.

BrendanKing(01:07):What are we excited for? Oh, ofcourse.

JackPalermo(01:09):Our new jump.

BrendanKing(01:10):In case you guys don't know, wejumped to Real, new brokerage. We just jumped over a little bit ago, a fewweeks ago.

BrendanKing(01:18):We did jump over to Real, butalso, we started a new Instagram page. Check out @brendankinggroup.@brendankinggroup on Instagram. We lost our old account trying to get up to 10million followers like we used to have.

JackPalermo(01:32):10 million. Yeah, [crosstalk00:01:33].

BrendanKing(01:33):Yeah, it was something... It wasgive or take. Give or take 10 million. And of course the BKG will be addingfive more agents to the team by the end of January. We're adding five agents.Check out www.jointhebkg.com. Check out www.jointhebkg.com.

JackPalermo(01:52):You know what else you can do?

BrendanKing (01:53):What's that?

JackPalermo(01:53):You can text Join to7-0-2-5-5-3-19-55.

BrendanKing(01:57):That is right. We added anothertext. Text Join to 7-0-2-5-5-3-19-55. If you guys are looking for a team and abrokerage with lots of opportunity and training, definitely check it out. We'realways looking for new great motivated agents. Semi? No, definitely motivated.

JackPalermo(02:15):Definitely motivated.

BrendanKing(02:17):Always looking for agents on theteam, of course.

JackPalermo(02:20):Speaking of teams.

JackPalermo(02:21):Let's talk about the Raiders,[bwah, bwah, bwah 00:02:24]. Raiders lost to the Bengals this past weekend.

Speaker6 (02:27):[Oh, oh, oh, oh. 00:02:27].

JackPalermo(02:27):David's favorite team, theBengals.

BrendanKing(02:28):David. David. David. Yeah.

JackPalermo(02:29):So it was close game, butRaiders did lose and now it's a big organizational cluster.

BrendanKing(02:36):Yeah, we'll see.

JackPalermo(02:36):Mike Mayock was fired afterthree years of being the GM. I don't know if Rich Bisaccia's coming back, butit looks like they're probably going to [crosstalk 00:02:44].

BrendanKing(02:44):Half these guys made the movefrom Oakland to Vegas only to be fired.

BrendanKing(02:48):That's kind of sad, yeah. But,hey, that's sports.

JackPalermo(02:51):But anyway, so...

BrendanKing(02:51):That's sports.

JackPalermo(02:52):Rumor has it, Jim Harbaugh isthe number one guy for the Raiders. So we shall see. But the players are upsetbecause they did like playing for Rich Basaccia who took over.

Speaker6 (03:01):He did a great job.

JackPalermo(03:02):Did a great job.

BrendanKing(03:02):Well, they had the...

JackPalermo(03:03):All this stuff. They had...

BrendanKing(03:04):... the whole year the...Losing...

JackPalermo(03:04):Henry Ruggs.

BrendanKing(03:05):Yeah, yeah.

JackPalermo(03:06):Damon Arnette with the gun onTikTok.

BrendanKing(03:09):Oh, right, on social media,yeah.

JackPalermo(03:10):And then Nate Hobbs just gotarrested for DUI.

Speaker6 (03:13):And Gruden.

JackPalermo(03:14):And Gruden.

BrendanKing(03:14):Oh, of course, the...

JackPalermo(03:15):I mean, it was one thing afteranother, but he kept that team together, so the team is now [inaudible00:03:20] rally... Rallying around Rich Basaccia, but we'll see what Mark Davisdoes. And the new GM does, when they hire one.

Speaker6 (03:26):The GM will make the decision, too, so...

JackPalermo(03:27):Yeah, so...

BrendanKing(03:28):Yeah. Yeah. True, good point.

JackPalermo(03:29):We shall see.

BrendanKing(03:30):I think it's going to be a lotof restructuring for sure.

JackPalermo(03:34):Yeah, for sure. But they're agood team, so whoever jumps on has a good team, so...

JackPalermo(03:37):We'll see what happens.

BrendanKing(03:38):I mean, who would have known. And then our defense was supposed to be one of the worst, ended up being much betterthan what they actually thought they had.

JackPalermo(03:44):Pretty good. Pretty good.

BrendanKing(03:45):Yeah, they did good.

JackPalermo(03:45):Yeah, so we'll see what happenswith the Raiders.

BrendanKing(03:47):Yeah. But, in other news, theGolden Knights' schedule gets adjustments from NHL.

JackPalermo(03:52):The Golden Knights. So whathappened with this was the NHL players were actually going to play in theBeijing Olympics, but because of COVID, the NHL nixed that idea, but they lefta window from February 1st to February 25th to... That the players were goingto be over overseas playing in the Olympics. But they had other postponementsfrom COVID...

BrendanKing(04:14):Like a hundred and somethinggames, yeah.

JackPalermo(04:15):Like a hundred and somethinggames. So now they have the time to replay those games, make up those gamesduring the time that they were going to be away for the Olympics. So there'llbe a lot of games from February 1st to February 25th.

BrendanKing(04:27):Yeah. A hundred and somethinggames is a lot of games... Well, I guess two teams per game.

BrendanKing(04:30):50 game...

JackPalermo(04:31):Yeah, so...

BrendanKing(04:32):But, we'll see.

JackPalermo(04:32):Yeah, they'll be able to make itup, which'll be great.

BrendanKing(04:34):Yeah. Yeah. As opposed to COVIDyear, when they push the whole season back by six months, whatever it was.

JackPalermo(04:40):Yeah, right, exactly.

BrendanKing(04:41):We were like, "Hockey inJuly?" Like, "What?"

JackPalermo(04:43):And then the Knights playtonight against the Canadians.

Speaker6 (04:45):Canadians.

JackPalermo(04:45):Right, so... Go, Knights. Go,Knights, go.

BrendanKing(04:47):Yeah. Go, Knights. Go, Knights.Go, Knights, as always.

JackPalermo(04:50):Go, Knights, go.

BrendanKing(04:50):And what's going on?

JackPalermo(04:52):Tell me.

BrendanKing(04:52):We got some entertainment.

JackPalermo(04:53):You tell me.

BrendanKing(04:54):Yeah, definitely. This isofficial. The GRAMMYs are coming to the Strip for the first time ever. Not atCrypto.com Arena in LA.

JackPalermo(05:05):No. MGM Garden.

BrendanKing(05:06):They're going to be at the MGMGarden Arena, which is awesome. Honestly, I can't believe they've never beenhere.

JackPalermo(05:13):No, it's the entertainmentcapital of the world, [inaudible 00:05:16].

BrendanKing(05:15):They've been in New York, they've been in LA, but they've never been in Vegas. And, hey, why don't wejust add another thing to our plate here?

JackPalermo(05:22):Bring it on. Bring it on.[inaudible 00:05:24]. And we'll be hosting.

BrendanKing(05:24):Is this due to COVID, do youthink?

JackPalermo(05:26):Yeah, it is.

BrendanKing(05:27):Yeah, yeah.

JackPalermo(05:27):It is. Yeah, they're move itover here because LA has a little bit more restrictions than we do, so... Yeah.

Speaker6 (05:33):It's only supposed to be thisyear, and then they're moving back next year. So we'll see how we do.

JackPalermo (05:36):We'll see what happens.

JackPalermo(05:36):We'll see what happens.

BrendanKing(05:38):I've got a better name. It's notCrypto.com Arena. I'm still not over that. And then this is interesting.

BrendanKing(05:47):The When We Were Young festival.

BrendanKing(05:49):What's going on with this?

JackPalermo(05:51):So it's a emo, punk kind ofnostalgic thing for 10 years younger than us, kind of type of thing.

JackPalermo(05:59):But it's going to be 65 bands ofall the top emo, punk bands, 12 hours, one day, Las Vegas Fairgrounds.

JackPalermo(06:09):Three stages. I don't know howthey're going to do that. It's like every band has to play for like 30 minutes.

BrendanKing(06:16):"10 minutes. Go. Go."[inaudible 00:06:17].

JackPalermo(06:17):Right. It's going to be nuts. Sohopefully...

BrendanKing(06:21):Double time.

JackPalermo(06:21):... they can maybe extended forone extra day?

JackPalermo(06:26):I don't know. There are talks inthe works from a source that I know, but I don't know. We'll see what happensthere. This was the...

BrendanKing(06:33):A prior guess, possibly?

JackPalermo(06:34):This would be the equivalent tous growing up with, say, Pearl Jam, Nirvana, Soundgarden, all playing in onefestival. Right.

BrendanKing(06:42):An all rock festival orsomething like that.

JackPalermo(06:44):Right. That would've beeninsane.

BrendanKing(06:45):And this one's My ChemicalRomance, Paramore, Avril Lavigne, Jimmy Eat World, Dashboard Confessional,Taking Back Sunday, and on and on and on and on and on.

BrendanKing(06:55):It's huge. If you're an emo orpunk band fan, I think this is the place.

JackPalermo(07:00):It'll be a cool fest.

JackPalermo(07:01):Hopefully they can stretch itout to...

Speaker6 (07:03):How much are the tickets?

JackPalermo(07:04):$225 for General Admission. VIPsare $500. And then there's an opportunity to have a Cabana option for $12,500.That's Brendan's way to go.

BrendanKing(07:15):Yeah, yeah.

BrendanKing(07:16):I'm getting right on that.

BrendanKing(07:17):See you there, Avril.

JackPalermo(07:20):It should be pretty cool though. But yeah, I mean, I had a buddy of mine who's a fan...

JackPalermo(07:25):... texted me the other night. He's like, "Did you see this lineup?" And I'm like, "Yeah, looksall right."

BrendanKing(07:31):I've seen a couple peopleposting about it, and freaking out, and they're all...

JackPalermo(07:35):Yeah, I mean, from out of state,too.

BrendanKing(07:36):They're all about five to 10years younger than us.

JackPalermo(07:38):Exactly. My cousin's right awayon Facebook like, "We have to go." I'm like, "Okay."

BrendanKing(07:42):Yeah. Hey, you know what?

JackPalermo(07:43):[crosstalk 00:07:43].

BrendanKing(07:43):I love it when they do uniqueconcerts like this, because then it's just another group of people to introduceto Vegas.

BrendanKing(07:49):And we'll take it here any dayfor sure.

JackPalermo(07:51):It'll be fun.

BrendanKing(07:52):So this one's the completeopposite of that one.

JackPalermo(07:56):Silk Sonic.

BrendanKing(07:57):Silk Sonic.

BrendanKing(07:59)And have you ever seen Bruno Marslive?

JackPalermo(07:59):I have. I've seen Bruno Mars.

JackPalermo(08:02):He's awesome.

BrendanKing(08:02):He's ridiculous.

JackPalermo(08:03):So Bruno Mars and Anderson.Paak, I don't know if you guys have listened to them, they started a bandcalled Silk Sonic. They're like '70s, funky, super cool. The music's amazing, and they're doing a little residency at the Dolby, which is Park Theater, atPark MGM.

BrendanKing(08:16):I'm a funk fan.

JackPalermo(08:16):It's going to be awesome.

BrendanKing(08:17):I love...

JackPalermo(08:18):It's awesome, dude.

BrendanKing(08:19):Remember G-funk & SpecialSauce back in the day.

JackPalermo(08:22):Oh, yeah. What about theParliament-Funkadelic?

BrendanKing(08:24):Yeah. Oh, yeah.

JackPalermo(08:24):George Clinton.

BrendanKing(08:24):They'd like...

Speaker6 (08:25):Oh, yeah.

BrendanKing(08:25):... on the bass...

JackPalermo(08:26):That was good stuff.

BrendanKing(08:27):It was all baselines.

JackPalermo(08:29):Good stuff.

JackPalermo(08:29):So they're performing in Vegas,February 25th, 26. March 2nd, 4th, 5th, 16th, 18th, 19th, 23rd, 25th, 26th,31st, and April 2nd.

BrendanKing(08:38):You committed and went throughthe whole dates.

JackPalermo(08:38):Wow, I did it. I did it.

BrendanKing(08:42):Yeah, and... Bruno. I don't knowAnderson .Paak that well.

JackPalermo(08:44):He's good.

BrendanKing(08:46):But Bruno was ridiculous. We sawhim at Rock in Rio.

Speaker6 (08:50):Yeah.

BrendanKing(08:50):And it was a night where it wasJohn legend, Bruno Mars, and... Redhead with just a guitar. Ed Sheeran.

Speaker6 (08:58):Ed Sheeran.

JackPalermo(09:00):Redhead with just a guitar. Sayhe's ginger.

Speaker6 (09:00):Cyndi Lauper.

BrendanKing(09:03):Let me sing you a song. Butridiculous night, and Bruno just brought down the house.

JackPalermo(09:09):Oh, of course.

JackPalermo(09:09):So good live.

BrendanKing(09:09):His whole band can dance andplay. Just ridiculous.

JackPalermo(09:13):Anderson .Paak also plays drums, guitar, bass. He plays everything too. So he'll be bouncing around and it'llbe...

JackPalermo(09:19):It's awesome. It'll be a good show.

That'sgoing to be really good. And, of course, probably one of the biggest things tohit Vegas in the past couple years.

BrendanKing(09:28):Except for Celine. Well, I guessequally to Celine. I know Celine sold some ridiculous millions as well. Adeleis racking... Raking in the numbers or, "Rolling in the dough," isthe way they put it.

JackPalermo(09:41):Not Rolling In The Deep, butRolling In The Dough.

BrendanKing(09:44):(singing). The wild numbersbehind Adele's residency. So she is pulling in 50 million...

JackPalermo(09:50):In ticket sales?

BrendanKing(09:51):In pre-sales.

BrendanKing(09:53):That's not the last minuters whowere in Vegas and they're like, "Oh, where do we go see a showtonight?" Which I'm...

JackPalermo(09:57):Or the secondary market.

BrendanKing(09:59):I'm sure they'll have day-oftickets that are ridiculous.

JackPalermo(10:03):Oh, crazy.

BrendanKing(10:04):Like $50,000 or somethingstupid.

JackPalermo(10:05):And she, supposedly, is gettingone million per show.

BrendanKing(10:08):Wow. Yeah, and then that's thenew thing with Vegas. They'll pay this artist whatever they can, even if theydon't make money, because all they is thousands of people coming through thehotel...

JackPalermo(10:18):Staying in the hotels, walkingthrough the casinos.

BrendanKing(10:20):Yeah. So, yeah, $50 million forAdele. And on a whole other note at the Palms, the Ghostbar is back?

JackPalermo(10:30):Ghostbar is back. This was therooftop bar when the Palms first opened, they restructured it when they weresold to Stations. The Indian tribe who owns it now is opening the Ghostbar onthe rooftop again.

JackPalermo(10:45):Your old hanging out spot whenyou used to club all the time.

BrendanKing(10:48):I was asleep by then. But theview is insane.

JackPalermo(10:52):It's crazy.

BrendanKing(10:53):That is an amazing view from thetop of the Palms. I'm so happy that this place is opening back up though justbecause it was the spot.

JackPalermo(11:00):It was the spot when they firstopened, yeah.

BrendanKing(11:01):In the... Was it the '90s?

JackPalermo(11:01):They did The Real World thereand everything like that, remember?

BrendanKing(11:07):Yeah, remember it has therecording studio, the basketball court, the Playboy Suite or whatever. But it'snice to see at least someone's putting some money and effort back into gettingit going as the Fertittas did.

JackPalermo(11:21):Did as well.

BrendanKing(11:21):As well, so...

JackPalermo(11:22):I thought it was great, too.

JackPalermo(11:23):And then COVID happened.

BrendanKing(11:24):Yeah. I think COVID reallydestroyed them on that. And then, of course, on the food side, if you are fromRussia or I've heard if you're a Russian bakery fan, I heard this is the spot.

JackPalermo(11:37):Piroshky Piroshky.

BrendanKing(11:38):Piroshky Piroshky Bakery poppingup in Las Vegas. And, from what I've heard, this is the Russian bakery. Look atthat.

JackPalermo(11:46):Yeah. They were originally fromPike's Place Market in Seattle since 1992. They were featured on AnthonyBourdain's No Reservations.

BrendanKing(11:53):Anything with meat stuffed in apastry...

Speaker6 (11:57):[crosstalk 00:11:57].

JackPalermo(11:57):And I mean they're listed as theTop 20 Most Iconic Food Destinations Across America by the Smithsonian.

BrendanKing(12:03):And where's this going to be? Dowe know?

JackPalermo(12:04):This is going to be in LasVegas. The Las Vegas Valley.

BrendanKing(12:10):This is... Bad beat. Oh, no.Yeah. So right now it says orders can be picked up at Bad Beat Brewery inEastgate Road. So I wonder how that's going to work. But, we'll do moreresearch on that, but Piroshky Piroshky.

JackPalermo(12:23):Piroshky Piroshky.

BrendanKing(12:25):Piroshky Piroshky. I love thename, too. I'm really interested in checking out some pastries.

JackPalermo(12:30):Yes, I like some pastries filledwith meat.

BrendanKing(12:32):All day long.

BrendanKing(12:34):So obviously it's not reallywarm weather time of year just yet, but 24 patios for outdoor dining on the LasVegas trip. As I know a lot of people have booked trips or want to be in Vegasand they maybe want to eat outside. We figured it's a good time to mention somegreat outdoor dining.

JackPalermo(12:54):Cabo Wabo Cantina.

JackPalermo(12:56):The Sammy Hagar spot.

BrendanKing(12:58):Oh, that's right.

JackPalermo(12:58):Miracle Mile, yeah. [crosstalk00:13:00].

BrendanKing(12:59):Because he's got one in...

JackPalermo(13:01):Cabo San Lucas.

BrendanKing(13:01):Cabo San Lucas. That's right.

JackPalermo(13:03):Yes, he does.

BrendanKing(13:03):Which is why it's called CaboWabo.

BrendanKing(13:05):Beer Park. This one's at theParis, correct?

JackPalermo(13:08):Yes. Super cool. Overlooks theBellagio fountains, too. So it's kind of nice to sit up there.

BrendanKing(13:12):And I'm a big shuffle board fan,so that table's calling my name. Prime Steakhouse over at the Bellagio.

JackPalermo(13:19):Bellagio. Yeah. And then we gotChayo Mexican Kitchen + Tequila Bar in the Linq Promenade as well as Virgil'sReal Barbecue also in the Linq Promenade.

BrendanKing(13:31):And then SW Steakhouse at theWynn.

JackPalermo(13:35):La Cave Wine & Food Hideawayalso at the Wynn.

BrendanKing(13:37):And then for a triple whammy atthe Wynn, you can go to all three in one night and hit up Sinatra also at theWynn. It's actually at Encore.

BrendanKing(13:47):So just head next door.

JackPalermo(13:48):Do you know what's a really coolproperty on the Strip? The Wynn [crosstalk 00:13:51].

BrendanKing(13:51):The Wynn.

JackPalermo(13:52):They have a lot of good stuffthere.

BrendanKing(13:53):That's true. They do actually.Restaurants, the... What was the club that has the pool?

JackPalermo(14:00):Come on, club guy. Excess.

BrendanKing(14:02):I'm not... Yeah, club guy.

JackPalermo(14:03):Excess. Excess, yes. ExcessNightclub.

BrendanKing(14:04):That was the spot for a while,too.

JackPalermo(14:06):Real estate news. Let's talkabout where Nevada ranks in states with the lowest property taxes. Nevada ranksnumber nine of all 50 states.

BrendanKing(14:17):I was surprised.

JackPalermo(14:18):Yeah. Your effective real estatetax rate is 0.60%. So annual taxes on a $217,500 home is $1,310. And surprisingme was number one with the lowest property taxes was the state of Hawaii.

BrendanKing(14:36):Yeah. That is surprising.

JackPalermo(14:38):[crosstalk 00:14:38].

BrendanKing(14:38):But I think the values out...Far, far, far outweigh the taxes on that one.

JackPalermo(14:43):Absolutely. Absolutely.

BrendanKing(14:43):I think a condo is like amillion dollars. It's like a 600...

JackPalermo(14:46):It's quite expensive in Hawaii.

JackPalermo(14:47):Yes, for sure.

BrendanKing(14:48):But then the number one worstone, we looked up just before this is New Jersey.

JackPalermo(14:52):Your New Jersey.

BrendanKing(14:53):I had a little 1,500 square foothome in 2005 that we paid $10,000 a year in real estate taxes. So I can'timagine what it would be now. It's over 2%, right?

JackPalermo(15:05):The second worst was Illinoiswhere I'm from.

BrendanKing(15:08):There you go.

JackPalermo(15:09):So it's kind of crazy.

BrendanKing(15:10):So we escaped the real estatetaxes of Illinois and New Jersey, and came to Nevada.

JackPalermo(15:14):And now we're in Nevada atnumber nine, which is great.

BrendanKing(15:16):Yeah. We'll take it and...

JackPalermo(15:17):We'll take it.

BrendanKing(15:18):And I think California wassomewhere in like 16.

BrendanKing(15:21):So you're paying more and you'repaying more in taxes. Where should you go? It's up to you.

Speaker6 (15:25):Nevada.

BrendanKing(15:26):Nevada, for sure.

JackPalermo(15:27):For sure.

BrendanKing(15:29):So ranking nine, we'll take itall day long. And so I know there's a reason why we've had a rush of buyerslately. A big rush, honestly. We'll get to it. But we had a listing that, recently, we had 31 offers and the house sits on a highway.

BrendanKing(15:45):Honestly, that was reallysurprising. The house is nice, but 31 offers and on a highway, some of that wasdue to people being a little afraid of the fact that interest rates arestarting to tick up or at least the rumors out there. And I don't think it's arumor. We pulled two articles from Forbes, and I believe the other one was... Ican't remember which it was from, but both articles are stating that they don'teven think raising interest rates will actually curb the actual inflation. Theythink that it's a little too late to do it, doing it in the spring. So the Fed,there's rumors that a lot of guys in finance currently are putting pressure onthem to get the interest rates moving even quicker. And then they're saying inthese articles that they don't actually think that'll even curb inflation asmuch as they think it will. So the interesting thing with this, is this is areally unique time.

BrendanKing(16:43):Money has been cheap. People arejust throwing money around. Not necessarily people as much as companies, andbusinesses, and investors. Money's cheap. So they're buying, spending, investing all over the place. It'll be interesting where that time comes wheninterest rates go high enough that that shuts off the faucet on investing. Butinteresting articles, we'll have the links in the notes. Definitely check itout, it's a little...

BrendanKing(17:14):It's interesting, yeah.

JackPalermo(17:15):It's interesting.

BrendanKing(17:15):But it's definitely put a fireunder a lot of buyers rears right now we had seven listing appointments alonethis week for sellers that just want to take advantage of the market and buyersworried that they're going to miss out on the market being a little moreexpensive and higher interest rates.

JackPalermo(17:32):But it's never going to be likethe '80s.

BrendanKing(17:34):No. Yeah, my...

JackPalermo(17:34):We're not jumping in 18, 20%.

BrendanKing(17:37):Did your parents ever tell youwhat they paid back then?

JackPalermo(17:39):It's insane.

BrendanKing(17:39):My dad paid 17. Well, my mom anddad, not just my dad, paid 17%.

JackPalermo(17:44):So it's crazy.

JackPalermo(17:45):It's crazy.

JackPalermo(17:46):It is crazy.

BrendanKing(17:46):So we're scared of four.

JackPalermo(17:48):Yeah, we're... Yeah. So don't bescared of four, back in the day it was higher than that.

BrendanKing(17:52):We're scared of four, and theypaid 17 back then. But definitely check out the articles because they break itdown in depth, and almost to the point where you're almost confused becausethey're all talking about their opinions on where we're going to go. So hey,the only one who knows is no one.

JackPalermo(18:09):No one.

BrendanKing(18:09):So no one's got a futuristicmind or a crystal ball. So we'll see what happens.

BrendanKing(18:15):But if you want to find outstats from us...

BrendanKing(18:18):Monday Market Update.

JackPalermo(18:19):Monday Market Update. Yeah.

BrendanKing(18:20):So every single Monday wecompile the stats and send them out to everybody. There he is.

JackPalermo(18:26):Hey, look at that guy. Who'sthat?

BrendanKing(18:28):So every weekend. And of course, what do you do if you want it to be text to you, Jack?

JackPalermo(18:33):You text Market to7-0-2-5-5-3-19-55. If you guys don't remember the number it's7-0-2-5-5-3-19-55.

BrendanKing(18:42):Yeah, so every week we'll textit to you, every Monday, and we've got a compiled list of every single week. Soright now we know that when we tick back down to 2056, that was equivalent toMarch of last year and every... Actually it's even lower, I looked up.

JackPalermo(18:57):It's lower.

BrendanKing(18:58):It's lower than January of lastyear.

BrendanKing(18:59):So we have less homes on themarket this year than we did last year in January, which is a little insane. And with only three and a half weeks of inventory, what's a neutral market?

JackPalermo(19:09):Six months.

BrendanKing(19:10):Yeah, exactly. So three and ahalf week supply, six months is neutrality, where everyone's kind of happy.Well, sellers aren't as happy, but buyers and sellers are equivalent as far asgoing up in value, and that's 12,000 homes.

BrendanKing(19:27):So we're at 2,000 homes.

BrendanKing(19:29):Hey, but if you want to followit, we'll send you the stats and you can... You and I can look together and seewhat happens.

JackPalermo(19:35):Yeah, for sure. Absolutely.

BrendanKing (19:37):So what's going on with this?

JackPalermo(19:39):So Las Vegas builder by theshuttered Royal Links Golf Course, and planned 1600 homes. So the Royal Linksis pretty cool back in the day. I played it for my brother-in-law bachelorparty 15 years ago.

BrendanKing(19:53):Wow. Yeah.

JackPalermo(19:54):They would take different holesfrom all the major courses over overseas, like St. Andrews, Royal Birkdale, allthese great courses, and they put them in an 18 hole right on the east side inVegas, and now they're... They closed. I think the last round there wasDecember 17th.

BrendanKing(20:11):And it was a links course.

BrendanKing(20:13):So that was edge to edge grass.

JackPalermo(20:14):Mm-hmm (affirmative).

BrendanKing(20:14):I'm sure that had something todo with it, too. Edge to edge grass in the middle of the desert.

JackPalermo(20:18):Yeah. Right.

BrendanKing(20:19):Yeah, so what the... They'regoing to build what?

JackPalermo(20:22):They're building 1,298 homes.

BrendanKing(20:24):Wow. That's crazy.

JackPalermo(20:25):All attached, two-storydwellings.

JackPalermo(20:29):All attached.

BrendanKing(20:29):Which, you know what, that isreally great in a low inventory scenario where homes under 300,000 are almostunheard of.

BrendanKing(20:37):That'll probably bring a lotmore affordable housing, and I think it's a total of 1600 homes. So, thearticle's funny because it says 1600 and 1298.

JackPalermo(20:47):Yeah. Well, [McCormick 00:20:49]said his plans are 1,000. I'm going by what McCormick said.

BrendanKing(20:52):So Review Journal and McCormickmight want to meet up because...

JackPalermo(20:56):Talk about the actual number ofhomes.

BrendanKing(20:59):McCormick's number, who'sactually building them...

BrendanKing(21:01):... has a different number.

JackPalermo(21:02):Yes, he does. He does.

BrendanKing(21:04):But that's actually really goodfor Vegas. Affordable housing is something we definitely need.

Speaker6 (21:10):Yeah.

BrendanKing(21:10):And then on the housing front onour end, Caroline put this awesome buyer under contract just before the weekendor over the weekend, which is 6885 Antler Court. I believe it was for 1.45...What was that?

BrendanKing(21:28):1.47 million. She was in amultiple offer scenario, three different offers. And then we also put 284Oakrun Court again, 1.45, and three offers. Multiple offer scenario on day oneon the market.

BrendanKing(21:47):We've got another listing comingaround the corner that's similar in size. So we're watching that one big time. And then of course, 3608 Austell Street. How many offers did we have on this?

BrendanKing(21:59):31 offers on Austell Street.

BrendanKing(22:02):1724 square feet, really greathome, clients did a nice job upgrading it. 31 offers. It's at that 390, 400price. And without saying the number we're under contract for, let's just sayit was at least 30,000 to 50,000 over list price. So do the math. But it gotpushed up big time just by the fact that people got a little spooked withinterest rates. And that priced home, how many are out there? I think there's0.3 months of inventory...

JackPalermo(22:33):On that price point.

BrendanKing(22:34):... at that price point.

JackPalermo(22:35):Isn't that the crazy?

JackPalermo(22:36):In other news, happy birthday toyou.

Speaker6 (22:40):... to you.

JackPalermo(22:41):Mr. King is turning 42 thisSaturday.

BrendanKing(22:45):I'm not actually going to acceptthat unless you sing the entire song from start to finish.

Speaker6 (22:49):Do not do it.

JackPalermo(22:49):I'll sing it in Spanish after[crosstalk 00:22:51].

BrendanKing(22:51):[foreign language 00:22:51].

BrendanKing(22:54):But thanks, guys. I'm reallyhappy to turn 26 again, plus 14...

BrendanKing(23:01):16 years.

BrendanKing(23:03):Yeah, thanks.

JackPalermo(23:03):Instant math.

BrendanKing(23:04):Yeah. So, again, excited aboutour jump to reel. Honestly, we've got a lot of connections there now that we'relearning a lot from equally sharing. So it's been a nice jump.

BrendanKing(23:17):Changing logos and...

BrendanKing(23:19):... and all that stuff, too.

Speaker6 (23:20):All that fun stuff.

JackPalermo(23:20):All that fun stuff.

BrendanKing(23:22):And what else did we do, Jack?

JackPalermo(24:12):42nd year.

BrendanKing(24:12):I'm at that age now, I don'teven remember how many years old I am.

JackPalermo(24:14):Yeah, you're losing it already.

JackPalermo(24:14):Losing it already.
