BrendanKing(03:47):Yeah. But, in other news, theGolden Knights' schedule gets adjustments from NHL.

So whathappened with this was the NHL players were actually going to play in theBeijing Olympics, but because of COVID, the NHL nixed that idea, but they lefta window from February 1st to February 25th to... That the players were goingto be over overseas playing in the Olympics. But they had other postponementsfrom COVID...

BrendanKing(04:14):Like a hundred and somethinggames, yeah.

JackPalermo(04:15):Like a hundred and somethinggames. So now they have the time to replay those games, make up those gamesduring the time that they were going to be away for the Olympics. So there'llbe a lot of games from February 1st to February 25th.

BrendanKing(04:27):Yeah. A hundred and somethinggames is a lot of games... Well, I guess two teams per game.

JackPalermo(04:30):Yeah.

BrendanKing(05:15):They've been in New York,they've been in LA, but they've never been in Vegas. And, hey, why don't wejust add another thing to our plate here?

JackPalermo(10:18):Staying in the hotels, walkingthrough the casinos.

BrendanKing(10:20):Yeah. So, yeah, $50 million forAdele. And on a whole other note at the Palms, the Ghostbar is back?

JackPalermo(10:30):Ghostbar is back. This was therooftop bar when the Palms first opened, they restructured it when they weresold to Stations. The Indian tribe who owns it now is opening the Ghostbar onthe rooftop again.

BrendanKing(10:44):Nice.

JackPalermo(10:45):Your old hanging out spot whenyou used to club all the time.

BrendanKing(10:48):I was asleep by then. But theview is insane.

BrendanKing(10:53):That is an amazing view from thetop of the Palms. I'm so happy that this place is opening back up though justbecause it was the spot.

BrendanKing(11:07):Yeah, remember it has therecording studio, the basketball court, the Playboy Suite or whatever. But it'snice to see at least someone's putting some money and effort back into gettingit going as the Fertittas did.

JackPalermo(11:46):Yeah. They were originally fromPike's Place Market in Seattle since 1992. They were featured on AnthonyBourdain's No Reservations.

As I know a lot of people have booked trips or want to be in Vegasand they maybe want to eat outside. We figured it's a good time to mention somegreat outdoor dining.

JackPalermo(14:06):Real estate news. Let's talkabout where Nevada ranks in states with the lowest property taxes. Nevada ranksnumber nine of all 50 states.

BrendanKing(14:17):I was surprised.

JackPalermo(14:18):Yeah. Your effective real estatetax rate is 0.60%. So annual taxes on a $217,500 home is $1,310. And surprisingme was number one with the lowest property taxes was the state of Hawaii.

BrendanKing(14:36):Yeah. That is surprising.

JackPalermo(14:38):[crosstalk 00:14:38].

BrendanKing(14:38):But I think the values out...Far, far, far outweigh the taxes on that one.

JackPalermo(14:43):Absolutely. Absolutely.

BrendanKing(14:43):I think a condo is like amillion dollars. It's like a 600...

JackPalermo(14:46):It's quite expensive in Hawaii.

BrendanKing(14:46):Yeah.

JackPalermo(14:47):Yes, for sure.

BrendanKing(14:48):But then the number one worstone, we looked up just before this is New Jersey.

JackPalermo(14:52):Your New Jersey.

BrendanKing(14:53):I had a little 1,500 square foothome in 2005 that we paid $10,000 a year in real estate taxes. So I can'timagine what it would be now. It's over 2%, right?

JackPalermo(15:05):The second worst was Illinoiswhere I'm from.

BrendanKing(15:08):There you go.

JackPalermo(15:09):So it's kind of crazy.

BrendanKing(15:10):So we escaped the real estatetaxes of Illinois and New Jersey, and came to Nevada.

JackPalermo(15:14):And now we're in Nevada atnumber nine, which is great.

BrendanKing(15:16):Yeah. We'll take it and...

JackPalermo(15:17):We'll take it.

BrendanKing(15:18):And I think California wassomewhere in like 16.

JackPalermo(15:20):16.

BrendanKing(15:21):So you're paying more and you'repaying more in taxes. Where should you go? It's up to you.

BrendanKing(15:29):So ranking nine, we'll take itall day long. And so I know there's a reason why we've had a rush of buyerslately. A big rush, honestly. We'll get to it. But we had a listing that,recently, we had 31 offers and the house sits on a highway.

JackPalermo(15:44):Right.

BrendanKing(15:45):Honestly, that was reallysurprising. The house is nice, but 31 offers and on a highway, some of that wasdue to people being a little afraid of the fact that interest rates arestarting to tick up or at least the rumors out there. And I don't think it's arumor. We pulled two articles from Forbes, and I believe the other one was... Ican't remember which it was from, but both articles are stating that they don'teven think raising interest rates will actually curb the actual inflation. Theythink that it's a little too late to do it, doing it in the spring. So the Fed,there's rumors that a lot of guys in finance currently are putting pressure onthem to get the interest rates moving even quicker. And then they're saying inthese articles that they don't actually think that'll even curb inflation asmuch as they think it will. So the interesting thing with this, is this is areally unique time.

JackPalermo(16:42):Right.

BrendanKing(16:43):Money has been cheap. People arejust throwing money around. Not necessarily people as much as companies, andbusinesses, and investors. Money's cheap. So they're buying, spending,investing all over the place. It'll be interesting where that time comes wheninterest rates go high enough that that shuts off the faucet on investing. Butinteresting articles, we'll have the links in the notes. Definitely check itout, it's a little...

BrendanKing(17:15):But it's definitely put a fireunder a lot of buyers rears right now we had seven listing appointments alonethis week for sellers that just want to take advantage of the market and buyersworried that they're going to miss out on the market being a little moreexpensive and higher interest rates.

BrendanKing(19:10):Yeah, exactly. So three and ahalf week supply, six months is neutrality, where everyone's kind of happy.Well, sellers aren't as happy, but buyers and sellers are equivalent as far asgoing up in value, and that's 12,000 homes.

JackPalermo(19:26):Yeah.

BrendanKing(19:27):So we're at 2,000 homes.

JackPalermo(19:29):Right.

BrendanKing(19:29):Hey, but if you want to followit, we'll send you the stats and you can... You and I can look together and seewhat happens.

BrendanKing (19:37):So what's going on with this?

JackPalermo(19:39):So Las Vegas builder by theshuttered Royal Links Golf Course, and planned 1600 homes. So the Royal Linksis pretty cool back in the day. I played it for my brother-in-law bachelorparty 15 years ago.

BrendanKing(19:53):Wow. Yeah.

JackPalermo(19:54):They would take different holesfrom all the major courses over overseas, like St. Andrews, Royal Birkdale, allthese great courses, and they put them in an 18 hole right on the east side inVegas, and now they're... They closed. I think the last round there wasDecember 17th.

BrendanKing(20:11):And it was a links course.

JackPalermo(20:13):Yeah.

BrendanKing(20:13):So that was edge to edge grass.

JackPalermo(20:14):Mm-hmm (affirmative).

BrendanKing(20:14):I'm sure that had something todo with it, too. Edge to edge grass in the middle of the desert.

JackPalermo(20:18):Yeah. Right.

BrendanKing(20:19):Yeah, so what the... They'regoing to build what?

JackPalermo(20:22):They're building 1,298 homes.

BrendanKing(20:37):That'll probably bring a lotmore affordable housing, and I think it's a total of 1600 homes. So, thearticle's funny because it says 1600 and 1298.

JackPalermo(20:47):Yeah. Well, [McCormick 00:20:49]said his plans are 1,000. I'm going by what McCormick said.

BrendanKing(20:52):So Review Journal and McCormickmight want to meet up because...

JackPalermo(20:56):Talk about the actual number ofhomes.

BrendanKing(21:28):1.47 million. She was in amultiple offer scenario, three different offers. And then we also put 284Oakrun Court again, 1.45, and three offers. Multiple offer scenario on day oneon the market.

JackPalermo(21:46):Crazy.

BrendanKing(21:47):We've got another listing comingaround the corner that's similar in size. So we're watching that one big time.And then of course, 3608 Austell Street. How many offers did we have on this?

JackPalermo(21:58):31.

BrendanKing(21:59):31 offers on Austell Street.

JackPalermo(22:02):31.

BrendanKing(22:02):1724 square feet, really greathome, clients did a nice job upgrading it. 31 offers. It's at that 390, 400price. And without saying the number we're under contract for, let's just sayit was at least 30,000 to 50,000 over list price. So do the math. But it gotpushed up big time just by the fact that people got a little spooked withinterest rates. And that priced home, how many are out there? I think there's0.3 months of inventory...

JackPalermo(22:33):On that price point.
